Florida's Space Coast

Moving to Brevard County, FL

Brevard County is a long, narrow county on Florida's east coast, and that shape explains most of what makes a move here different from a move to Tampa or Orlando. It is roughly seventy miles from the north county line to the south, three or four miles wide in places, and split lengthwise by the Indian River into a barrier island and a mainland. Two people who both say they are moving to Brevard can end up forty-five minutes and two very different insurance quotes apart.

Read The County In Three Bands

The Barrier Island

The strip between the Atlantic and the Banana River, running from Cocoa Beach south through Satellite Beach, Indian Harbour Beach, Indialantic and Melbourne Beach. Older housing stock, tighter lots, the highest insurance and the shortest walk to the sand. Start with beachside homes.

The Central Mainland Corridor

Wickham Road and I-95 between Melbourne and Rockledge, which is where most of the county's newer master-planned housing sits. Suntree, Viera and the Pineda area. Newer construction, HOA communities, easier insurance math. See Suntree and Viera.

The North And South Ends

North county runs up toward Kennedy Space Center and the Titusville area. South county runs down past Palm Bay toward the Indian River County line. Both are more spread out, generally less expensive, and further from the central employment cluster.

What The Move Actually Costs

Property Tax Resets, It Does Not Transfer

The number on a listing is the current owner's tax bill, not yours. Florida caps annual assessment increases at three percent for homesteaded property under Save Our Homes, so a long-time owner may be paying tax on a value far below market. Insurance Is The Real Variable

Two houses a mile apart can quote thousands apart based on roof age, construction type, opening protection and flood zone. Get the wind mitigation report, form OIR-B1-1802, which is valid up to five years and credits roof covering, deck attachment, roof-to-wall connections, roof shape, secondary water resistance and opening protection. Flood Zone, Verified Independently

Flood coverage is required for a federally backed mortgage in zones A, AE, AH, AO, AR, A99, V and VE. Do not take the listing's word for the zone. Pull the parcel on FEMA's Flood Map Service Center and confirm with Brevard County Floodplain Administration at (321) 617-7340. Brevard County flood zones explained.

The Towns Buyers Usually Shortlist

If You Want Newer And Planned

Viera, Suntree and Rockledge carry most of the county's newer inventory, along with the HOA structure and amenity packages that come with it. Also see new construction across Brevard.

If You Want The Beach

Satellite Beach, Indian Harbour Beach, Indialantic, Melbourne Beach and Cocoa Beach. Different price bands, very different feels, same ocean.

If The Boat Matters

Merritt Island sits between the Indian and Banana rivers and carries the county's deepest canal-home inventory. Compare against waterfront homes countywide before you narrow it.

Moving To Brevard County From Out Of State

The Northeast

Most of the out-of-state buyers I work with come down the I-95 corridor. Start with your own state: New York, New Jersey, Massachusetts, Connecticut or Pennsylvania. The overview is moving to Florida from the Northeast.

Military And Aerospace

Plenty of people test the county before they commit to it. If you are looking at a second home or a seasonal place, start with snowbird and second homes in Brevard.

Buying From Another State

Narrow Before You Fly

The mistake is booking a trip and touring eleven houses in three towns. Pick two towns first, on video, then use the trip to confirm rather than explore. That is the difference between a productive weekend and a wasted one.

Video Tours That Show The Bad Parts

A walkthrough is worth nothing if it only shows what the listing photos already showed. What you want on camera is the roof line, the electrical panel, the neighbor's setback, the road noise and the water line on the seawall.
