No. Brevard County beats the Northeast and California on income tax and most housing, but Florida is often more expensive for homeowners insurance, car insurance, electricity in summer, and HOA-heavy communities. Plan around those four.

Half my job is selling the Space Coast. The other half is helping buyers understand where Florida actually costs more so they walk in with their eyes open. Brevard County is a strong value overall, but if you assume everything is cheaper you will end up frustrated three months in.

Here is the honest list of categories where Florida and the Space Coast usually cost MORE than the place you are coming from.

Homeowners insurance

Florida is one of the most expensive states in the country for homeowners insurance. Coastal counties like Brevard, Volusia, and Indian River pay above the national average due to wind, named storm, and flood exposure. The National Association of Insurance Commissioners publishes state-by-state premium data.

A $500,000 home that costs $1,400 a year to insure in suburban New Jersey can cost $3,500 to $5,500 on the Space Coast. The same home in Cape Canaveral or Cocoa Beach (closer to the water) can run higher than that. Roof age and wind mitigation features are the levers that move premiums up or down.

Auto insurance

Florida ranks in the top 5 most expensive states for auto insurance. Reasons include high uninsured driver rates, dense tourist driving, and PIP coverage requirements. IIHS and state filings consistently show Florida above the national average.

Brevard County is not the worst part of Florida, but expect to pay more than you did in Pennsylvania, Ohio, or upstate New York.

Electricity in July and August

Southern climate means air conditioning runs hard from May through October. A 2,200 square foot Space Coast home commonly runs a $300 to $450 electric bill in July and August. Northern transplants used to running AC only on heatwave days are usually shocked by their first Florida summer bill.

The fix is a newer HVAC, attic insulation, and a programmable thermostat. Newer Viera, Suntree, and West Melbourne construction tends to run efficient. Older Merritt Island and Cocoa homes can run hot bills without upgrades.

HOA-heavy communities

Master-planned Space Coast communities like Del Webb Viera, Trasona, Addison Village, and parts of Suntree carry HOA dues plus assessments plus higher-end amenities. Total monthly community costs can run $200 to $600 a month on top of the mortgage. Compared to a no-HOA single-family neighborhood in central New Jersey, this is a real adjustment.

If you want low monthly community fees on the Space Coast, look at older Merritt Island, mainland Cocoa, Rockledge, Indialantic, or West Melbourne neighborhoods with no HOA. The trade is older construction and direct maintenance responsibility.

Restaurants and groceries (in the tourist corridors)

Cocoa Beach, Cocoa Village, Port Canaveral, and downtown Melbourne restaurants are not cheap. The Space Coast gets significant cruise and tourism traffic, and prices reflect it. Groceries at the Publix closest to the beach often run 5% to 10% higher than the same store inland.

It is not a budget breaker, but if you assumed Florida means cheap eats everywhere, that is mostly the rural panhandle, not coastal Brevard.

Where Florida absolutely IS cheaper

To keep this honest, here is the other side of the ledger:

  • No state income tax (huge for retirees and high earners)
  • Lower property taxes than most of the Northeast
  • Lower home prices than coastal California for comparable square footage
  • No state estate tax
  • Lower heating costs (basically zero compared to a Boston or Chicago winter)

The Space Coast typically wins on total cost of living for relocation buyers. The point of this post is just that some categories run more, and you should plan for them line by line, not assume a flat discount across the board. Brevard County's population growth to 663,982 in the 2025 Census estimate confirms the migration is still strong, but new arrivals tell me the same thing: "I wish someone had warned me about the insurance."
