Moving to Brevard County from Connecticut

From Fairfield County, the shoreline, Hartford, the suburbs. Here is what really changes when Connecticut buyers move to Florida Space Coast.

Why Connecticut buyers choose Brevard

Connecticut has steep state income taxes (3 to 6.99 percent), some of the highest property tax rates in the Northeast, and high cost of living anchored by Fairfield County. Brevard has none of the state income tax, lower property taxes, and meaningfully lower home prices outside of beachfront. The math works for many CT buyers, especially in retirement.

A growing share of CT buyers I work with are remote workers from Hartford-area employers and Fairfield County finance professionals. The aerospace and Space Coast tech economy makes Brevard a compelling alternative to Charlotte or Tampa for the work-from-anywhere crowd.

Cost of living comparison

Property taxes

CT: 1.6 to 2.2% effective in many towns. Brevard: ~1%. Real savings.

State income tax

CT: 3 to 6.99%. Brevard: 0%. ~$6,000 to $8,000/yr saved on $150K income.

Home prices

Fairfield County beach: $2M+. Indialantic or Cocoa Beach: $700K to $1.3M. Hartford suburbs comparable to Viera.

Heating cost

CT winters: $2,000+/yr in heating. Brevard: minimal. Replaced by AC.

Climate and lifestyle differences

CT has four real seasons. Brevard has mild winter and humid summer. The most jarring change for CT buyers tends to be August humidity. The flip side is January, when you are putting on flip flops while CT is shoveling.

The CT coastline is rocky and brackish. The Brevard coastline is wide sand, warm Atlantic, and consistent surf. Different beach culture entirely. Most CT buyers find it an upgrade.

The three biggest adjustments

  1. Town variability. CT has very strong town identities. Brevard has them too, but at a different scale. Spend time in 3 or 4 Brevard towns before committing.
  2. Insurance shock. CT homeowners insurance was modest. Brevard is meaningful. Plan for it.
  3. Long flight back. If family is in CT, factor flights. Melbourne airport (MLB) and Orlando (MCO) both have good options.

Best Brevard towns for Connecticut buyers

Suntree

Established town feel with mature trees. Closest to a CT suburb in character.

Viera

Master-planned with top-rated schools. Strong choice for CT families.

Indialantic

Walkable beach town with established character. CT shoreline buyers tend to gravitate here.

Melbourne Beach

Quieter beach town with low density. Great for snowbirds and retirees.

Logistics

Same playbook: lender pre-approval; insurance quote and inspections before contract; book movers early; FL driver license and vehicle registration within 30 days; file homestead between January 1 and March 1; final part-year CT tax return.

CT buyers tend to come prepared with a strong sense of what kind of town they want to live in. The mistake is assuming a Brevard town will feel like a CT town. They are different. The right pairing depends on which CT town you are leaving and what you actually loved about it.
