Moving to Brevard County from New Jersey

From Bergen, Monmouth, Ocean, the shore, the Garden State suburbs. Here is what really changes when New Jersey buyers move to Florida Space Coast.

Why New Jersey buyers choose Brevard

New Jersey has the highest property tax rates in the country. The state effective rate is roughly 2.2 percent of market value. Brevard sits at roughly 1 percent. On a $500,000 home that is a $6,000 per year difference. Compounded over a decade in retirement, the savings change a lifestyle.

Add no state income tax (NJ runs 1.4 to 10.75 percent), milder winters, beach access at a fraction of the Jersey Shore prices, and proximity to Orlando, and the move makes sense for a lot of NJ buyers.

Cost of living comparison

Property taxes

NJ: 2.2% effective average. Brevard: ~1%. On a $500K home, ~$6,000/yr saved.

State income tax

NJ: 1.4 to 10.75%. Brevard: 0%. On $150K income, ~$7,500/yr saved.

Homeowners insurance

Climate and lifestyle differences

NJ has four real seasons. Brevard has one season with mild winters and a long humid summer. The Atlantic offshore breeze keeps beachside Brevard several degrees cooler than inland in August.

The shore culture you know from NJ is closer in Brevard than you might think: surf shops, weathered cottages, beach bars, fishing. Cocoa Beach has its own personality, but Indialantic and Melbourne Beach feel like Spring Lake without the prices.

The three biggest adjustments NJ buyers tell us

  1. Lower density. Brevard is more spread out. Distances feel different. Plan to drive more for restaurants and shopping than you did in northern NJ.
  2. Insurance shock. NJ insurance was a small line item. Florida insurance is a real one. Plan it into your budget.
  3. Less diner culture. NJ has 24-hour diners on every corner. Brevard does not. The dining scene is younger and more dispersed.

Best Brevard towns for New Jersey buyers

Indialantic and Melbourne Beach

Walkable beach towns with established neighborhoods. Closest match to Spring Lake or Bay Head energy.

Viera

Master-planned new construction. Comparable to a Bergen County master-planned suburb but with palm trees.

Suntree

Established with mature trees. Strong choice if Viera feels too new.

Satellite Beach

Family-friendly beachside. Schools are strong. Quieter than Cocoa Beach.

Before

  • Florida-experienced lender pre-approval

  • Plan a 2 to 4 day Brevard scouting trip
  • Decide on contingent vs non-contingent timing for your NJ home

During

  • Florida insurance quote BEFORE under contract
  • Wind mitigation and four point inspections
  • Movers (NJ to FL is one of the busiest moving lanes; book 6+ weeks early)

After

  • FL driver license within 30 days
  • FL vehicle registration within 30 days
  • File homestead between January 1 and March 1
  • Final part-year NJ tax return
