Military Relocation to Brevard County
PCSing to Patrick Space Force Base or Cape Canaveral SFS? Here is the practical guide for VA loans, BAH, schools, and the Brevard towns military families pick.
The Brevard military picture
Brevard County is home to Patrick Space Force Base (Cocoa Beach area) and Cape Canaveral Space Force Station. Patrick is the larger residential and family-oriented installation. Cape Canaveral is operations and launch support. Both are part of the same Space Force Delta and many service members rotate or work across both.
VA loan basics for Brevard
VA loans are excellent in Brevard. Zero down payment, no PMI, competitive rates, and Florida is a VA-friendly market. Things to know specifically for the Space Coast:
- Insurance. Florida insurance affects VA monthly payments. Plan for $300-$400/month in homeowners and possibly flood insurance escrow.
- Inspections. VA appraisers in Florida pay close attention to roof age, electrical, and plumbing. A four point inspection during your option period is wise.
- Closing costs. Sellers can pay up to 4 percent of the price toward your closing costs (in addition to standard concessions). Use this when negotiating.

BAH considerations
Brevard BAH rates depend on rank and dependency status. Patrick SFB BAH (Cocoa Beach zip code) generally runs higher than national averages because of the cost of beachside housing. With dependents, an O-3 in 2026 receives roughly $2,800/month BAH. An E-7 receives roughly $2,400/month.
Most service members find their BAH covers a comfortable home in inland Brevard (Viera, West Melbourne, Suntree, Rockledge) but does not stretch to beachside single-family. Beachside condos and townhomes are common alternatives.
Schools for military families
Brevard Public Schools is one of the top-rated districts in Florida. Schools you will hear about most for military families:
- Viera area: Manatee Elementary, Viera Middle, Viera High. Top-rated across the board.
- Suntree: Suntree Elementary, DeLaura Middle, Satellite High (or Viera High depending on zone).
- Beachside: Holland Elementary, DeLaura Middle, Satellite High. Strong programs.
- Indialantic and Melbourne Beach: Indialantic Elementary, Hoover Middle, Melbourne High.
On-base vs off-base
On-base housing
Convenient. Community of fellow service members. BAH goes directly to housing. Generally fewer issues with insurance and storms. Wait lists vary by rank.
Off-base homeownership
Build equity. More space and yard. Choice of school zones. Tax benefits with Florida homestead. Insurance and flood considerations are yours.

5 min to Patrick. Family friendly. Strong schools. Most popular military choice for beachside.
Indian Harbour Beach
10 min to Patrick. Smaller and quieter than Satellite Beach. Great schools.
Suntree
15-20 min to Patrick. More house for the BAH dollar. Established community feel.

25 min to Patrick. New construction. Top-rated schools. Strong choice for families with longer Brevard horizons.
