Brevard County usually is cheaper on income tax, property tax, and food. The surprises are concentrated in a few specific places, and if you do not plan for them you can land in your new Space Coast home feeling squeezed.

Here are the five line items Northeast buyers wish they had budgeted for before moving to the Space Coast.

1. Homeowners insurance is the number that shocks people most

A $500,000 home in central New Jersey might run $1,400 a year to insure. The same $500,000 home in Melbourne, Viera, or Merritt Island can run $3,500 to $5,500 a year. The Florida coastal wind market is the driver, and policies are underwritten with wind, hail, and named storm coverage built in.

Roof age is the biggest variable. Homes with a roof under 5 years old get the best rates. Homes with a roof over 15 years old get surcharged hard, and some carriers will not write the policy at all. The Florida Office of Insurance Regulation publishes carrier rate data and consumer guides.

2. Car insurance is higher than most Northeast states

Florida is consistently in the top 5 most expensive states for auto insurance. Bankrate regularly shows Florida averages running well above the national average. Brevard County rates tend to come in slightly under Miami-Dade and Broward but above the national midpoint.

Budget an extra $40 to $100 per month per car compared to a New York or New Jersey rate, depending on driving record and vehicle.

3. HOA fees in newer Space Coast communities

Many Northeast buyers gravitate toward Viera, Suntree, and West Melbourne because of the newer construction. Those communities have HOA fees ranging from about $100 to $400 a month depending on amenities. Some include lawn care, exterior paint, and roof reserves. Others cover only common areas.

Older neighborhoods, including most of Merritt Island, Cocoa Beach, and Indialantic, often have no HOA at all, which can save $1,500 to $4,500 a year. The trade-off is older construction and more direct maintenance responsibility.

4. The roof situation

Florida roofs do not last as long as Northeast roofs. The sun, the salt, and the wind cut typical asphalt shingle life to 15 to 20 years. Tile and metal can run longer. The expensive surprise is that if you buy a Space Coast home with a 12-year-old roof, you may need to budget for replacement within 5 years just to keep insurance affordable.

A new roof on a typical Brevard County single-family home runs $14,000 to $28,000 depending on size and material. Plan for it as a 5-year capital expense if you buy with an older roof.

5. Assessments in master-planned communities

Some community assessments are separate from the HOA. They are a separate assessment tied to the lot that funds community infrastructure (roads, drainage, amenities). Some Viera and West Melbourne neighborhoods carry annual assessments billed on the property tax bill, and the amount varies by home.

Northeast buyers rarely encounter these assessments in their old market. Always ask what assessments apply to a Space Coast home before you write an offer.

Where does the Space Coast still come out ahead?

Even with the five surprises above, Brevard County usually wins on total cost of living for Northeast buyers. The big offsets:

  • No Florida state income tax
  • Lower property tax than New Jersey or New York

  • No snow, which kills cars and tires faster than most people realize
