Moving to Brevard County from Pennsylvania

From Bucks County, the Main Line, the Lehigh Valley, Pittsburgh, the Poconos. Here is what really changes when Pennsylvania buyers move to the Space Coast.

Why Pennsylvania buyers choose Brevard

PA has a flat 3.07 percent state income tax. Saving that on retirement income or W-2 income is a real number. PA property taxes vary widely by school district but trend high in the eastern part of the state. PA winters are cold and gray. Brevard winters are mild. The lifestyle change attracts retirees, remote workers, and aerospace professionals.

Brevard is also a popular alternative to The Villages or Tampa for PA buyers who want beach access without the price tag of southwest Florida.

Cost of living comparison

Property taxes

PA: 1.4 to 2.4% in Bucks/Chester/Montgomery. Brevard: ~1%. Real annual savings.

State income tax

PA: 3.07% flat. Brevard: 0%. ~$4,500/yr saved on $150K income.

Heating cost

PA: $2,000+/yr in oil or gas. Brevard: minimal. AC replaces it.

Home prices

Bucks/Main Line: $700K-$1M for nice. Comparable Brevard inland: $500K-$750K.

Climate and lifestyle differences

PA winters are real winters: snow, ice, gray skies November through March. Brevard winter is what PA calls late spring. Most PA buyers I work with say their first February in Brevard is the moment the move makes sense in their gut.

PA summer is humid but mild. Brevard summer is humid and hot, especially July through September. East of US 1 in Brevard, the Atlantic breeze drops the temperature several degrees.

The three biggest adjustments

  1. The pace. PA suburbs are mid-pace. Brevard is slower. Most PA buyers love it after a few weeks.
  2. Insurance. PA insurance was modest. Brevard insurance is meaningful. Plan for it.
  3. The drive home. 16 hours one way to PA. Plan flights from Melbourne airport (MLB) or Orlando (MCO) for visits.

Best Brevard towns for Pennsylvania buyers

Viera

Master-planned new construction. Comparable to a Bucks County master-planned suburb.

Suntree

Established with mature trees and walkable pockets. Strong choice for buyers leaving the Main Line.

Indialantic

Walkable beach town. PA buyers craving the Jersey Shore feel without the Jersey Shore prices.

Melbourne Beach

Quieter beach town for retirees and snowbirds.

Logistics

Same playbook as other Northeast moves. Insurance quote and inspections before contract; book movers early; FL driver license and registration within 30 days; file homestead between January 1 and March 1; final part-year PA tax return.
