What do you need to know before retiring to Florida's Space Coast?

Florida taxes no retirement income, Brevard's median home is $380,000, and the county has a real hospital network. The three things that catch people out are insurance cost, the January 1 homestead rule, and one hospital that closed in 2025.

Most retirement guides for this coast are written to sell you on the weather. You already know about the weather. What actually determines whether this works for you is a shorter and less romantic list: what your tax bill looks like, what your insurance costs, where the nearest emergency room is, and whether the community you fall in love with has age rules you can live with.

Here is all of it, current as of August 2026, with the parts that are inconvenient left in.

The tax picture, which is genuinely good

Florida's constitution prohibits a personal income tax. In practice that means the state does not tax Social Security benefits, pension payments, or IRA and 401(k) distributions. Those remain federally taxable, but the state takes nothing. Florida also has no estate tax for anyone who died on or after January 1, 2005, and no inheritance tax.

Property taxes carry more of the load as a result, and Brevard has two provisions worth knowing about.

The senior homestead exemption

Florida Statute 196.075 allows counties and cities to grant an additional homestead exemption of up to $50,000 for homeowners aged 65 and older whose household income falls under an inflation-adjusted limit. For the 2026 exemption year that limit is $38,686, based on prior-year income. This stacks on top of the standard homestead exemption, which totals $51,411 for 2026.

Two practical notes. The amount actually adopted varies by taxing authority, so what you get in unincorporated Brevard is not necessarily what you get inside a city. And the Brevard County Property Appraiser's website and its own application form list different filing deadlines. The deferral almost nobody mentions

Under Florida Statute 197.252, a homesteaded owner aged 65 or older can apply to defer the portion of their property tax that exceeds 3 percent of household income from the prior year. For anyone on a fixed income watching millage rise, that is a real tool.

It is a deferral, not forgiveness. The deferred amount becomes a lien against the property with interest. Worth knowing it exists, worth talking to a CPA before using it.

Portability, and who it does not help

Save Our Homes portability lets you carry your accumulated assessment benefit, capped at $500,000, to a new homestead, using form DR-501T filed by March 1. You have until January 1 of the third tax year after leaving the old homestead.

Healthcare, including the part the listing sites still get wrong

Rockledge Hospital closed on April 23, 2025. Orlando Health shut the hospital and its emergency room, stating that repairing and renovating it would have cost more than building new. Directory sites and relocation articles across the internet still show it open. If you are drawing a circle around central Brevard based on where the nearest ER is, redraw it.

What is actually operating:

• Holmes Regional Medical Center, 1350 S. Hickory St., Melbourne. Health First's tertiary referral hospital and the county's only Level II Trauma Center, with cardiothoracic surgery and a thrombectomy-capable stroke center.
• Viera Hospital, 8745 N. Wickham Rd. All private rooms, 24/7 emergency, cardiology, orthopedics, oncology and neurology, on Health First's Viera Health Park campus.
• Orlando Health Melbourne Hospital, 250 N. Wickham Rd. Full inpatient and outpatient services.
• Palm Bay Hospital, 1425 Malabar Rd. NE, currently in a $230 million expansion adding 60 inpatient beds, targeted for 2028.
• Parrish Medical Center, Titusville. 208 beds, an independent public not-for-profit, with a certified Primary Stroke Center.
• Cape Canaveral Hospital is being replaced. A new 268,000 square foot hospital on Merritt Island with 120 private beds and 25 emergency treatment rooms, built 13 feet above sea level to Category 4 standards, is targeted to open to the public in early 2027.

For cancer care, the Health First Cancer Institute operates in Viera at 8725 N. Wickham Rd. and on Merritt Island at 325 S. Courtenay Pkwy. For veterans, the Viera VA Clinic at 2900 Veterans Way runs primary and specialty care plus walk-in urgent care on weekdays, with a second clinic in Palm Bay and a Vet Center on Sarno Road in Melbourne.

On Medicare: the 2026 standard Part B premium is $202.90 a month with a $283 annual deductible. Those are federal figures and identical in Brevard to anywhere else in the country. What does change by ZIP code is which Medicare Advantage and Part D plans you can buy, so check the plan finder against a specific address rather than the county.

One honest note. WalletHub's 2026 Best States to Retire ranking put Florida 2nd overall, first in quality of life and second in affordability. It ranked the state 27th in health care. That is the tradeoff, stated by someone other than an agent.

Where on the Space Coast, and why

Viera and Suntree

The deepest concentration of newer age-restricted housing in the county, and Viera Hospital is inside it. Bridgewater at Viera is the significant recent build: gated, 55 and better, 870 homes across 408 acres with more than 125 acres of lakes, a 23,000 square foot clubhouse, a beach-entry pool with lap lanes, pickleball, tennis and bocce. Merritt Island

The boating option. If keeping a boat is part of the plan, this is where the inventory is, and the new hospital opening in 2027 materially changes the healthcare math for the island. See Merritt Island.

The beaches

Satellite Beach, Indian Harbour Beach, Indialantic and Melbourne Beach put you walking distance to the Atlantic. The tradeoff is insurance and flood exposure, covered below, plus a longer drive to Holmes Regional.

Not age-restricted at all

Plenty of buyers over 65 do better in a conventional neighborhood with a light association and no amenity assessment. Do not narrow to 55+ before you have priced both. Single-story and aging-in-place homes exist across Brevard outside age-restricted communities.

What to verify before you buy into a 55+ community

Age-restricted housing is legal under a specific federal exemption, and the rules are more particular than the sales office usually explains. Under the Housing for Older Persons Act, a 55+ community must have at least 80 percent of its occupied units housing at least one person aged 55 or older, must publish and follow policies demonstrating intent to operate as 55+ housing, and must verify occupancy through a survey at least once every two years.

Before you write an offer, ask for the recorded declaration and any age-restriction amendment, the association's written policies, the most recent age survey and its current compliance status, and the specific rules covering under-55 occupants, adult children and long-term guests.

The money: housing, insurance and hurricanes

Brevard's median single-family sale price was $380,000 in July 2026, flat year over year, with condos and townhomes at $299,000. That runs roughly 12 percent below Florida's statewide median.

Insurance is the line that decides the move. The Florida Office of Insurance Regulation puts the average Brevard homeowners premium at $3,532 a year including wind coverage, and $1,975 excluding it. That spread is the price of the coast, and it is why a beachside condo and an inland single-story with the same sticker price are not the same purchase. Hurricane season runs June 1 through November 30, peaking around September 10. Brevard's Zone A, the first called for mandatory evacuation, covers the barrier islands, Merritt Island and some low-lying mainland. Manufactured and mobile homes evacuate regardless of zone. Getting around, and the services that exist

Space Coast Area Transit offers a reduced fare for riders 60 and older: 75 cents a ride or $21 for a 30-day pass, and a Medicare card is accepted as proof of eligibility. It also runs ADA and transportation-disadvantaged paratransit, and Volunteers in Motion, a free volunteer-driver program for rides to medical appointments and other essential destinations. Aging Matters in Brevard has served county residents 60 and older since 1965, running Meals on Wheels, congregate dining, senior transportation, in-home care, and the Sunflower House caregiver resource center. The library system runs 19 branches plus a mobile library.

What there is to actually do

Public golf includes two county-run courses, The Habitat in Valkaria at par 72 and Spessard Holland in Melbourne Beach, a par 67 stretch executive course designed by Arnold Palmer Enterprises between the ocean and the river. Baytree National in Suntree is a Gary Player signature course open for daily fee play. Duran Golf Club in Viera is worth a call before you go: its championship course and clubhouse are temporarily closed for renovation, though the par-3 course and range remain open.

Pickleball is genuinely well provided here. Brevard County publishes court locations and hours, with indoor courts at the Viera Community Center, Kiwanis Island on Merritt Island, the Nancy Higgs center in Melbourne Beach and Max K. Rodes in West Melbourne, plus lighted outdoor courts at Viera Regional Park and Kiwanis Island Park.

The county maintains 87 beach access sites. Lori Wilson Park in Cocoa Beach, Canova Beach Park in Indian Harbour Beach, Seagull Park in Satellite Beach and the Spessard Holland beach parks are the larger ones. Sebastian Inlet State Park anchors the south end, and Canaveral National Seashore's Playalinda Beach the north.
