Moving to Brevard County from New York

From Long Island, the city, Westchester, the Hudson Valley, and upstate. Here is the honest picture of what changes when you move from New York to Florida Space Coast.

Why New Yorkers move to Brevard

The reasons cluster around a few themes: tax burden, weather, congestion, and lifestyle. New York has the highest combined state and local tax burden in the country. Brevard has none of the state portion. Add a long winter and the math gets compelling fast.

Most New York buyers are choosing Brevard over Tampa, Sarasota, or Naples for one or more of: the aerospace economy, the beach access without the price tag of southeast Florida, the smaller-town feel, or the proximity to Orlando without living in it.

Cost of living comparison

Property taxes

Long Island: 2.5%+ effective. Brevard: ~1%. On a $500K home this is roughly $7,500/year saved.

State income tax

NY: 4 to 10.9% plus NYC. Brevard: 0%. Savings depend on income but are real.

Homeowners insurance

NY: $1,500 to $2,500. Brevard: $4,000+. Florida is the offset cost.

Auto insurance and gas

FL auto rates among highest in country. Gas slightly cheaper. Net: small.

Climate and lifestyle differences

The Brevard climate is subtropical: hot humid summers, mild dry winters. Average January high: 72 degrees. Average August high: 90 degrees with humidity. The Atlantic offshore breeze keeps the immediate beachside towns several degrees cooler than inland Brevard.

What this means in practice: you spend more time outside in winter, much more time indoors or in pools in summer. Pool homes are a real lifestyle upgrade in Brevard. Outdoor living is a year-round culture, not just May to September.

The three biggest adjustments New Yorkers tell us about

  1. Pace. Brevard is slower. People say hi at the grocery store. The pace can feel jarring at first if you are coming from NYC or Long Island.
  2. Walkability. Brevard is car-centric. There are walkable pockets (Cocoa Village, downtown Melbourne, Cape Canaveral) but the suburbs are not laid out for walking errands.
  3. Insurance and storms. The first hurricane season is a learning curve. By year two it is just another part of life.

Best Brevard towns for New York buyers

Viera

Master-planned, like a nicer version of a Long Island bedroom community. Top-rated schools. New construction. Most popular with NY families.

Suntree

Established. Mature trees. Walkable pockets. Strong choice for buyers who want community feel without new construction.

Indialantic and Melbourne Beach

Quintessential beach towns. The Hamptons of Brevard for New York buyers who want walkable beach life.

Cocoa Beach

For the buyer who wants surf-town energy and an easy drive to Orlando, KSC, and Cape Canaveral cruise port.

Logistics: before, during, after the move

Before

  • Get pre-approved with a lender who works in Florida
  • Read all the Florida-decision pages on this site (insurance, flood, taxes, homestead)
  • Plan a 2 to 4 day Brevard scouting trip with us
  • Sell or list your NY home, or plan the timing for a contingent sale

During

  • Florida insurance quote BEFORE going under contract
  • Wind mitigation and four point inspections
  • Hire a moving company that does NY to FL routes (book early in summer)
  • Update vehicle insurance to Florida before driving the moving truck

After

  • Florida driver license within 30 days
  • Florida vehicle registration within 30 days
  • Voter registration
  • File homestead exemption between January 1 and March 1
  • Surrender NY residency formally to avoid dual-state audits

I made a New England to Florida move myself in 2022. Different state, similar story.
