Massachusetts has a 5 percent flat state income tax with a 4 percent surtax on income over $1 million. Brevard has none. Massachusetts winters are long. Brevard winters are mild. Cape Cod beach property prices have risen sharply. Brevard offers similar coastal lifestyle at a fraction of the price.
Most MA buyers I work with are coming from Cape Cod, the South Shore, or MetroWest, often in retirement or pre-retirement. The Cape Cod buyers find the most lifestyle overlap. The MetroWest buyers find the most financial relief.
MA: ~1.2% effective average. Brevard: ~1%. Modest savings, plus Save Our Homes cap protection.
MA: 5% flat (9% over $1M). Brevard: 0%. ~$7,500/yr saved on $150K income.
Cape Cod or Marthas Vineyard: $1.5M+. Indialantic or Cocoa Beach: $700K to $1.3M.
MA: $2,000+/yr in fuel oil or natural gas. Brevard: minimal. Cooling cost replaces it.
The biggest climate change for MA buyers is the absence of fall and the long, humid summer. Brevard winter is comparable to MA September. Brevard summer is hotter than MA has ever been.
Cape Cod buyers tell us the beach culture in Brevard feels familiar: weathered cottages, surf shops, fishing piers, casual seafood. Indialantic and Melbourne Beach have the closest match in feel. Cocoa Beach trades quaint for surf-town energy.
Walkable beach town with established character. Closest match to a Cape Cod village vibe.
Quieter beach town. Long stretches of low-density coastline. Especially good for second homes.
Established with mature trees. Less new-construction shine, more lived-in feel that MA buyers tend to like.
Master-planned with new construction. Best for MA buyers who want amenities, top-rated schools, and turnkey homes.
Same playbook as other Northeast moves: insurance quote and inspections before contract; book movers 6+ weeks early; FL driver license and vehicle registration within 30 days of becoming a resident; file homestead between January 1 and March 1; submit a final part-year MA tax return.

I moved from Rhode Island in 2022 and worked with a lot of MA buyers since. The cape transition is the smoothest. The MetroWest transition takes a year. Either way, the math behind the move usually checks out, and most buyers settle in faster than they expected.
