What is the difference between north and south Cocoa Beach?

North Cocoa Beach is the president streets and Venetian Way, mixed and newer, and it moves fast. The downtown core is the original plat around the pier. South Cocoa Beach is canal front and the priciest water in the city.

Cocoa Beach runs the length of a barrier island with the Banana River on one side and the Atlantic on the other, and A1A runs down the middle. Where you land on that road changes the age of the house, the price per foot and how fast you have to decide. The sand is the same at both ends.

Buyers arriving from out of state usually pick a house first and work out the geography afterward. On an island this narrow, doing it the other way around saves weeks of touring.

The north end: the president streets and Venetian Way

North Cocoa Beach runs up to the Cape Canaveral city line. It is the least uniform part of the island and the fastest part of the market. Shop here pre approved.

Avon by the Sea

Avon by the Sea defines this end, running along Wilson, Grant, Hayes, Harding and Garfield, plus Ridgewood, Winslow and Ocean Beach Boulevard. Twenty nine properties came to market across every housing type there is: eighteen condominiums, ten single family, one townhome, built from 1957 to 2027. The median was $675,000 at about $407 per square foot, and nine days on market at 96 percent of asking is the fastest in the city.

Venetian Way

Venetian Way is the north end done in one vintage instead of five, built between 1961 and 1974 on Brightwaters Boulevard, Angelo, Carmine, Dorset, Fairview, Osceola and Barrello. Thirteen of fourteen are single story on fifth acre lots, nine sit on canals to the Banana River and twelve carry a pool, the highest rate in the city. An $875,000 median clears in nineteen days.

Windward East

Windward East is the north end condominium answer, a 1978 oceanfront building on North Atlantic Avenue, all eight units waterfront at 1,240 to 1,897 square feet. A $505,000 median and a $4,296 median tax bill are both low for oceanfront. The offset is a $970 to $980 fee, high for units this size.

The downtown core and the original plat

This is the walkable part of the island and the part with the most contradictory housing stock, because it is where the city started and it has been filling in ever since.

Cocoa Beach Original Plat

Cocoa Beach Original Plat and its second through eighth additions cover Atlantic Avenue, Orlando Avenue, Osceola, Brevard, Cedar, Woodland and the numbered streets. Twenty four properties traded across a range hard to believe belongs to one neighborhood: 1948 to 2020 build years, 1,212 to 4,920 square feet, $410,000 to $3,500,000. The median was $672,500 at about $431 per square foot, and twenty of twenty four carried no association. What you buy here is position, a few blocks from the pier.

Burchfiel and Bruner

Burchfiel and Bruner near Olive Avenue and Orlando Avenue is the modern outlier of the core, build years 1986 to 2025, a $1,750,000 median across four properties at about $776 per square foot. Four properties is a small base, so read each one on its own.

Cleggmoor

Cleggmoor near Orlando Avenue and Atlantic Avenue is the opposite end of the same core: 1955 and 1956 construction, three bedroom houses of 1,215 to 1,598 square feet, none on water, none with dues. A $552,500 median makes it the cheapest single-family entry in the city, and 120 days at 84 percent of the original ask makes it the slowest.

Cocoa Ocean Beach

Cocoa Ocean Beach runs along Ocean Beach Boulevard, mixing houses with small condominium buildings built 1955 to 2008, at a $550,000 median and about $369 per foot. At 59 days and 90 percent of asking it is the most negotiable pocket this close to the ocean.

The south end

South Cocoa Beach is where the island stops being a grid. Lots get bigger, canals get deeper, prices go up, and the city limits become a question.

Snug Harbor Estates

Snug Harbor Estates anchors this end on Bay Shore Drive, West Point Drive, Indian Village, Palmer and Point Drive. It holds the highest single-family median in the city at $1,210,000 and about $495 per square foot, across twenty three properties with sixteen on navigable canals and fourteen with pools, on lots from 0.12 to 0.61 acres. It clears in 29 days at 94 percent of asking.

Here is the wrinkle unique to this end. Much of Snug Harbor sits in unincorporated Brevard County rather than inside the city limits. Same zip code, different rulebook: those parcels permit through Brevard County. Confirm which side of the line an address falls on before you plan a dock.

Past the city limits the island continues toward Patrick Space Force Base and the beachside towns below it. If your commute points that way, compare against Satellite Beach and Indialantic first.

Ocean side or river side, the question that cuts across all three

The river side is the canal side, and it moves price more than the north to south axis does. Cocoa Isles covers eleven additions on the west side, fifty four properties, thirty canal front, at an $825,000 median. River Isles is fifteen properties, all fifteen on water, at $932,500. Yacht Haven and Sunset Island are smaller versions of the same idea. None carry an association.

Go dry and the number falls hard. Forest Isles on June and Rose was built in the same window as its canal neighbors, only one of five properties touches water, and the price per foot sits near $308 against $436 to $534 on the canal streets. Roughly half, same island.

The river side also holds condominium space the ocean side cannot match. Magnolia Bay on Julep Avenue is 2006 and 2007 construction, every unit a three bedroom over 2,100 square feet at about $296 per foot, while Diamond Bay runs about $264. What you give up is the horizon.

Take the north end if you want choice and can move quickly, because a nine day median rewards a decisive buyer. Take the downtown core if walkability is the point, since it holds both the cheapest single-family entry in the city and the highest price ever paid here. Take the south end if the boat is the reason you are moving, and you are comfortable confirming the permitting authority first.
