Venetian Way sits on the north end of Cocoa Beach in the 32931 zip code, across three sections and two blocks, on Brightwaters Boulevard, Angelo, Carmine, Dorset, Fairview, Osceola and Barrello.

It was built out in a tight window between 1961 and 1974, median 1966, which makes it one of the more consistent neighborhoods in the city. Thirteen of the fourteen recent listings were single story on lots of about a fifth of an acre.

The pool rate is the standout. Twelve of fourteen recent listings had a private pool, the highest rate of any Cocoa Beach single-family neighborhood. Nine were waterfront on navigable canals to the Banana River, with docks in eight of the descriptions.

All fourteen reported no association. Median sold price was $875,000 at about $436 per square foot, and homes moved in a median of nineteen days at 95 percent of asking, faster and firmer than most of the canal neighborhoods.
