Which Cocoa neighborhoods have the easiest Orlando commute?
Emerald Lakes, Adamson Creek and Fern Meadows sit within about two miles of I-95 in west Cocoa. From those ramps, State Road 528 runs to Orlando International in roughly 45 minutes with no toll on the Brevard side.
Cocoa has five I-95 interchanges inside a thirteen mile stretch: exit 195 at Fiske Boulevard, exit 201 at State Road 520, exit 202 at State Road 524, exit 205 at State Road 528 and exit 208 at Port St John Parkway. Exit 201 and exit 202 are only about a mile and a quarter apart.
That density is the whole argument for the mainland. A barrier island address gives you one causeway and a bridge that can close. Cocoa gives you a choice of five ramps and a direct expressway west, which is why so many households working in Orange County or flying out weekly end up shopping here instead of on the beach side.
What varies inside Cocoa is how long it takes to reach that first ramp, and the spread is bigger than people expect. Here is how the neighborhoods sort out.
The Roads You Will Actually Use
State Road 528, the Beachline, is the fast route. It meets I-95 at exit 205 and runs west to Orlando International and on to I-4. The Brevard stretch carries no toll. The plazas start once you are into Orange County, and the Central Florida Expressway Authority publishes the current rates. Figure roughly 40 miles and about 45 minutes from Cocoa to the airport, and closer to 50 miles and an hour to downtown Orlando in normal conditions.
State Road 524 is the short connector, five miles from State Road 520 northeast to State Road 501 near Grissom Parkway, crossing I-95 at exit 202 with a diamond interchange. It is the spine for most of the west side neighborhoods. State Road 520 is the other option west, and if the Beachline is closed it becomes the alternate through Bithlo, slower and full of lights.

Within Two Miles Of A Ramp
Emerald Lakes
Emerald Lakes is the closest gated community to the interstate, off State Road 524 near exit 202 on Brilliance Circle, Extravagant Court and Radiance Court. Houses run 2014 to 2016 at 1,873 to 3,079 square feet, typical pricing near $389,000, dues around $260 quarterly for the gate, playground, basketball court and jogging path. About $178 per square foot, which is strong for gated construction that new.
Adamson Creek
Adamson Creek is the deepest inventory near a ramp, forty eight homes on Mycroft Drive, Talbot Boulevard, Morely Drive and Saxton Road, reached from State Road 524 by way of Adamson Road. Construction runs 2008 through 2025 and it is still delivering, typical pricing near $404,957 with quarterly dues around $184, a community pool and a playground. Public water and public sewer, which is not the norm out here.
Fern Meadows
Fern Meadows sits on the State Road 520 corridor near exit 201, on Dryden Circle and Cressa Circle. It has the lowest price per square foot in Cocoa at about $137, because the houses are large, up to 3,492 square feet, on small lots. Typical pricing near $380,000 with annual dues around $550 covering a park, tennis and basketball. These take about three months to trade.
Two To Four Miles Out
The Friday Road Group
Head northeast on State Road 524 from exit 202 and Friday Road takes you into acre lot country. Dalehurst Ranches near $589,900, The Ranch near $587,000 and Shade Tree Estates near $600,000 all sit roughly three to four miles from the ramp on two lane road with no lights to speak of. That is a five to seven minute run, and it is the best combination of land and interstate access in Cocoa.
Summer Breeze Plantation
Summer Breeze Plantation is five houses on Breezy Point Lane built 2019 to 2021, reached by way of Canaveral Groves Boulevard and Alan Shepard Avenue, roughly four miles from exit 205. Typical pricing near $615,000 on lots near half an acre. It sits out toward Canaveral Groves, a separate community, so treat the address as rural rather than suburban.
Cypress Woods and Hundred Acre Woods
Up in the Port St John area, exit 208 at Port St John Parkway is the ramp, and it is quiet. Cypress Woods off Cinnamon Fern Boulevard runs about two miles out, built 1998 to 2006, typical pricing near $399,500 with nine of twenty carrying a pool. Hundred Acre Woods off Falcon Boulevard is the half acre version near $543,500. Understand that this is Port St John, its own community, not a Cocoa subdivision.
Four Miles And Beyond
Watermark and Hickory Ridge both sit on the US 1 side north of State Road 528, around five miles from a ramp by way of the Beachline. Both are new, 2020 through 2026, and both price under $400,000, so the extra five minutes buys newer construction. High Point is the same distance with a community dock on the Indian River attached.
The riverfront is the far end. Oleander Pointe, Whitley Bay, Carlton Terrace and Riverwalk of Cocoa all sit five to six miles east of I-95, and the drive out is State Road 520 through the US 1 signals rather than open road. Budget twelve to fifteen minutes just to reach the interstate, against three to five from the west side.

What The Extra Miles Actually Cost
Run the math before you decide it does not matter. Ten extra minutes each way, ten trips a week, is about one hundred minutes. Over a working year that is roughly eighty hours sitting on State Road 520 between US 1 and the interstate. Some households look at that number and move west. Others look at the Indian River out the back window and decide it is the price of the view. Both are defensible, but make it a decision instead of a surprise.

Is State Road 528 a toll road out of Cocoa?
Not on the Brevard County side. The Beachline runs free from Cocoa west, and the toll plazas begin after you cross into Orange County heading toward the airport and I-4. A transponder is worth having, because the plazas on that end are electronic and the plate billing rate is higher.
Which Cocoa neighborhood is closest to I-95?
