You are buying an air space unit inside one of three nine story concrete buildings platted as Phase 1, Phase 2 and Phase 3, all fronting the Indian River off Riverside Drive in ZIP 32922. Lobbies are secured, elevators serve every floor, and almost every unit opens onto a balcony that faces the water.
The fee is the number that decides whether this works for you. Most owners pay $793 a month, a large group pays $950, and a few sit at $750 or $760. That is roughly $9,500 to $11,400 a year before taxes and insurance on the contents of your unit. In exchange the association carries the grounds, trash, the riverside pool and spa, the fitness room, the clubhouse, and the tennis, pickleball, basketball and shuffleboard courts.

Oleander Pointe Condominium Association, Inc. governs the residential buildings and has been a registered Florida corporation since 1998. Oleander Pointe Yacht Club Condominium Association, Inc. was registered separately the same year and governs the marina. BP Davis Property Management handles the day to day. A slip is its own piece of property. If boating is why you are here, put the slip in the contract by number.
Unit sizes run 1,479 to 2,645 square feet with about 1,616 typical, two or three bedrooms and two or three baths. The largest floor plans are the ninth floor penthouses, and several have been taken down to the studs and rebuilt with impact glass and electric roll down shutters. Construction is concrete and stucco. Garage parking runs one to three spaces. Prices have ranged from $400,000 to $1,295,000 with $525,000 in the middle, around $348 per square foot.
Two practical items. First, Florida now requires a milestone inspection and a structural integrity reserve study for condominium buildings three stories and taller, so ask for both reports and the funding plan that came out of them before you go under contract. Second, marketing time here runs near 94 days, longer than a house in Cocoa, because the buyer pool for a riverfront condominium at this price is smaller and slower moving.

Every building rises nine stories directly on the Indian River. The higher floors see the Intracoastal channel and the causeway, and the east facing balconies catch sunrise and the launches off the Cape.

Brevard Avenue is the spine of the village a block west, US 1 is a few blocks beyond that, and State Road 520 crosses the river a short distance north toward Merritt Island and Cocoa Beach.
Drive times are short in every direction that matters. The village restaurants are a five minute walk. Cocoa Beach is about twenty minutes east across the 520 causeway, Kennedy Space Center Visitor Complex about half an hour north, Port Canaveral roughly thirty minutes, and Orlando International Airport around forty five minutes west on 528. Interstate 95 is four miles out State Road 520.
