Whitley Bay reads as one community and is legally two. Whitley Bay Condominium Association, Inc. was registered in Florida in 2002 and governs the tower at 93 Delannoy Avenue, which holds 67 units across thirteen floors. Whitley Bay West Condominium Association, Inc. was registered in 2004 and governs the tower on North Indian River Drive. Homes By Towne built both in 2004. When you compare two units here, confirm which corporation and which budget you are buying into.

The units are the reason people choose this over the other riverfront buildings in Cocoa. They run 2,101 to 2,910 square feet with about 2,446 typical, three or four bedrooms, two to four baths. Several are laid out with two primary suites. Balconies are the signature, with wrap around terraces on the corner stacks that carry views north up the river, east across to Merritt Island and south toward the village. Construction is poured concrete and block with stucco.

Fees are substantial and you should plan on them from day one. Monthly assessments have run $1,030, $1,110, $1,366 and $1,399 depending on tower and unit, which is $12,400 to $16,800 a year. Cable television is bundled in for most units, along with grounds, trash, the pool and spa, the fitness room with sauna and the clubhouse. Clover Key Services and Sentry Management have both handled management here.

Prices have run $590,000 to $915,000 with $707,500 in the middle, at roughly $287 per square foot. That is a lower per foot number than the nine story buildings down at Riverside Drive, which is a function of size: you are buying more square footage per dollar and paying a larger monthly fee to carry it. Annual taxes have ranged from about $3,555 to $11,276, a spread that mostly reflects homestead status rather than unit size.

Two things to check before you write. Florida requires a milestone inspection and a structural integrity reserve study for condominium buildings this tall, so ask for both and the funding plan that followed. And plan for time. Marketing periods here have run near 99 days. There are only so many buyers for a 2,400 square foot riverfront condominium, and the ones who exist take their time.

Size You Cannot Get Elsewhere

Units run 2,101 to 2,910 square feet, larger than almost anything else on the Cocoa riverfront. Four bedroom plans and double primary suite layouts exist here and are hard to find in the older buildings.

Wrap Around Balconies

The corner stacks carry terraces that turn the corner of the building, so one outdoor space gives you the river north, the causeway east and the village to the south. It is the feature that sells these units.

Across From The Village

The towers sit at the west end of the State Road 520 causeway, with Cocoa Village Marina at 90 Delannoy Avenue right beside them and the historic village a short walk west along Delannoy and Brevard Avenue.

Higher Fee, Lower Price Per Foot

At roughly $287 per square foot the towers price below the smaller riverfront condominiums nearby, but the monthly assessment runs $1,030 to $1,399. Run both numbers together, not separately, when you compare buildings.

Delannoy Avenue at State Road 520, Cocoa 32922

Delannoy Avenue runs north and south along the Indian River right where the State Road 520 causeway leaves the mainland, and North Indian River Drive continues north from the same point. The towers occupy that corner. US 1 is two blocks west, Brevard Avenue and the core of the historic village are a short walk southwest, and Cocoa Village Marina fills the water frontage between the buildings and the causeway bridge.

From the front door, Merritt Island is five minutes east over the causeway and Cocoa Beach is about twenty. Interstate 95 is roughly four miles west on 520. Port Canaveral runs about thirty minutes by way of State Road 528, Kennedy Space Center Visitor Complex about thirty minutes north, and Orlando International Airport around forty five minutes. Rockledge begins immediately south along US 1.
