What Riverwalk of Cocoa actually is

Riverwalk of Cocoa In Cocoa, Florida

This is a small, gated, brand new community on the west side of North Indian River Drive, north of Dixon Boulevard and a short run up the road from historic Cocoa Village. The entire address list is First Light Circle. D.R. Horton developed it under its Emerald Series, with three plans: the Madison at 2,020 square feet, the Redbud at 2,312 and the two story Jordyn II at 3,278. All three are four bedroom, three bath, three car garage homes.

The water story needs stating plainly. None of the homesites front the Indian River. What the community owns is a private dock reached through its own entry gate, so residents get river access without river frontage, river taxes or a seawall to maintain. Two homes on the street carry a boat slip. If you want to step off your own back yard onto your own dock, this is not that neighborhood, and Indian River Drive has other options a mile in either direction.

The construction spec is unusually consistent and unusually good for a production community. Every home has a metal roof, not shingle. Every home is solid concrete block with stucco. That combination matters on a coastal mainland site and it shows up in insurance conversations. A dozen of the nineteen homes sit on corner lots because of how the circle is laid out, so most owners have two street frontages and more landscaping to keep.

There is a second tier here. Alongside the builder inventory, a few custom homes have gone up on the circle with courtyard entries, tiled breezeways, balconies, impact windows and private pools. Those are what push the top of the range to about $1,248,000 against a builder floor near $529,000. The typical number lands around $608,000, roughly $261 per square foot, so understand which category of house you are pricing.

The association is a monthly $210 through a Space Coast management company, which is high for Cocoa and low for anything with a private dock attached. Marketing time has run about 87 days, which is normal for new construction where a builder is carrying standing inventory rather than a sign of a soft street. Everything is on public water and public sewer.

What sets Riverwalk apart

Riverwalk of Cocoa Details

Metal Roofs On Every Home

Not a single shingle roof on the street. Every house here was delivered with a metal roof over solid concrete block. Ask your insurance agent what that combination does to a quote before you compare this community to anything else.

A Private Dock Without Waterfront Taxes

The association holds a dock on the Indian River behind its own gate. You get the water without owning the shoreline, the seawall or the assessed river frontage. Two homes on the circle carry a boat slip.

One Street, Nineteen Or So Homes

First Light Circle is the whole community. That is small enough that the association is a manageable group of neighbors rather than a corporate abstraction, and small enough that a single listing changes the picture.

Three Car Garages Standard

Every plan, from the 2,020 square foot Madison to the 3,278 square foot Jordyn II, comes with a three car garage. In this price band on the mainland that is not typical.

Builder Homes And Customs Side By Side

The range runs from a $529,000 D.R. Horton plan to a custom courtyard home near $1,248,000 with a pool, balcony and impact glass. Know which one you are comparing before you judge the price per foot.

Walking Distance To The River Road

North Indian River Drive is the old road along the water, canopied and quiet, and it runs south into Cocoa Village. Owners here walk and cycle it, and the launch views from the shoreline are the reason many buyers pick this stretch.

Riverwalk of Cocoa Frequently Asked Questions

Where is Riverwalk of Cocoa?

On North Indian River Drive in Cocoa 32922, north of Dixon Boulevard and a few minutes north of historic Cocoa Village. From Interstate 95 take State Road 520 east to US 1, go north, turn right on Dixon Boulevard and left on Indian River Drive.

Is Riverwalk of Cocoa gated?

Yes. The community is gated, and there is a second entry gate that residents use to reach the private community dock on the Indian River.

Are any homes waterfront?

No. The homesites do not front the river. Water access here is through the shared community dock rather than private shoreline, which is a meaningful difference in both price and property tax.

Who built Riverwalk of Cocoa?

D.R. Horton, under its Emerald Series, with three plans: the Madison at 2,020 square feet, the Redbud at 2,312 and the two story Jordyn II at 3,278. A small number of custom homes have also been built on the circle.

What are the HOA dues?

$210 a month for most homes, handled by an off site Space Coast management company. That covers the gates, the common areas and the community dock.

Why do the homes have metal roofs?

It is how the community was specified. Every home was delivered with a metal roof over solid concrete block walls, on both the single story and two story plans.

Why is the price range so wide?

Because the street holds both builder inventory starting near $529,000 and custom homes with pools, courtyards and impact glass reaching about $1,248,000. The typical sale sits around $608,000.

Why do homes here take longer to sell?

Marketing time has run near 87 days, which is what standing builder inventory in a small new community looks like. It reflects release timing more than buyer interest in the street.
