What Emerald Lakes actually is

Emerald Lakes In Cocoa, Florida

Emerald Lakes is a planned unit development recorded as Emerald Lakes P.U.D., and it is one of the few genuinely gated subdivisions in west Cocoa. The security gate sits at the head of Precious Boulevard off the north side of State Road 524. Past it the layout is compact and easy to learn: Precious Boulevard runs straight in and bends right into Brilliance Circle, with Radiance Court and Extravagant Court hanging off it as short side streets.

Somebody had fun naming this place. Every street is an adjective rather than the usual family name or tree species, which sounds like a small thing until you are giving directions to a delivery driver. The naming is also the fastest way to tell an Emerald Lakes address from anything else in ZIP 32926, and it has become a shorthand locals use when they talk about which gated community they mean out here.

D.R. Horton delivered the homes between 2014 and 2016 and the community is built out, so everything trading now is a resale. Plans run 1,873 to 3,079 square feet with about 2,162 typical, three to five bedrooms, two to four baths and two car garages across the board. Roughly half the houses are one story and half are two. Construction is concrete block with stucco under shingle roofs, and most homes have irrigation front and rear.

The assessment is quarterly and moderate. Most owners pay $260 a quarter, with some at $238, some at $253 and one tier at $300, so budget roughly $950 to $1,200 a year. Vesta Property Services administers the association. That money carries the gate, the playground, the basketball court, the jogging path, the park area and common grounds maintenance. Compared with what gated communities charge elsewhere in Brevard, it is a light number for an actual gate.

The value case here is the price per square foot. Homes have traded from $365,000 to $464,900 with $389,000 in the middle, at around $178 per square foot, which is the low end for concrete block houses built in the last dozen years anywhere in Cocoa. Marketing time has run near 20 days, the fastest of any gated community in the area, so when something comes up you should be ready to see it that week.

What sets Emerald Lakes apart

Emerald Lakes Details

An Actual Gate

West Cocoa has very few gated subdivisions. The security gate at Precious Boulevard is staffed by hardware rather than a guard, but it is real, it is maintained by the association, and it shapes who drives through the neighborhood.

Lowest Cost Per Foot Around

At roughly $178 per square foot, block homes built in the mid 2010s here price below almost anything comparable in Cocoa. If you are buying square footage rather than location, this is where the math lands in your favor.

Streets Named Like Adjectives

Brilliance, Radiance, Extravagant, Precious. The naming convention is unmistakable and unique in the area, which makes an Emerald Lakes address easy to place the moment somebody says it out loud.

Homes Move Fast

Marketing time has run near 20 days. Between build out, the gate and the price per foot, a well kept house here rarely lingers. Have your financing letter in hand before you tour.

Lake And Preserve Lots

A few homes face the community lakes and several back to protected preserve rather than another house. Those lots command a premium and they are the ones that resell quickest, so identify them before you tour.

Light Quarterly Assessment

Most owners pay $260 a quarter through Vesta Property Services, roughly $1,040 a year, for the gate, playground, basketball court, jogging path and park. That is modest for a gated community with maintained common areas.
