What new construction neighborhoods are in Cocoa, FL?
Cocoa has three communities still delivering new homes: Riverwalk of Cocoa and Adamson Creek, both by D.R. Horton, and Watermark by Stanley Martin Homes. Hickory Ridge, Panther Ridge, Lakeside Palms and Summer Breeze Plantation are finished.
New construction in Cocoa is not one market. It is three, and they are separated by roughly a quarter of a million dollars. About $386,000 gets you a four bedroom on the north end. About $405,000 gets you one west of Interstate 95. About $608,000 gets you into a gated community on Indian River Drive with a dock. Same city, same construction year.
The other thing worth saying plainly: builders leave a community long before the community stops being new. Several of the neighborhoods buyers ask me about have already closed out, which means the only way in is resale, at resale pricing, with none of the closing incentives that were on the table two years ago.

Riverwalk of Cocoa
Riverwalk of Cocoa is the one people picture when they say new construction in Cocoa. It is gated, built by D.R. Horton on First Light Circle off Indian River Drive north of Dixon Boulevard, and it carries a private community dock on the river. Every home has a three car garage, a metal roof, block and stucco construction, impact windows and a paver drive, with courtyard entries on several elevations. The builder is still selling from $529,000, with three four bedroom plans running 2,020, 2,312 and 3,278 square feet. Finished homes here have reached $1,248,000. Typical pricing sits near $608,145 at about $261 a square foot, and the association runs $210 a month.
Watermark
Watermark is the newest ground in the area, built by Stanley Martin Homes on Quarryside Drive, Watermark Drive, Rockaway Lane and Poller Way, with homes completed in 2025 and 2026. Four bedroom plans run 1,900 to 2,560 square feet, one and two story, block and stucco with fiber cement accents. Pricing has run $332,990 to $424,990, typically $385,990, and at roughly $177 a square foot this is the cheapest new square footage anywhere near Cocoa. Amenities are a pool, cabana and playground, with sidewalks and street lights throughout. Dues are $225 a quarter on most homes and $75 a month on others. The address is 32927, which is the Port St John side.
Adamson Creek
Adamson Creek is the long distance runner, a D.R. Horton community off Adamson Road north of State Road 524 that has been delivering in phases since 2008 and was still completing homes in 2025. Streets are Mycroft Drive, Talbot Boulevard, Morely Drive, Saxton Road and Tarton Way. Plans run 1,672 to 3,278 square feet, three to six bedrooms, with several two story designs using block construction on both floors rather than frame above. Pricing runs $375,000 to $466,500, typically $404,957 at about $207 a square foot, with a $184 quarterly fee covering a community pool, playground, park and jogging path. A few homesites back to water. Almost nobody has a private pool.
Cottages at Cocoa Village
Cottages at Cocoa Village is the outlier: a very small townhome enclave on Florida Avenue completed in 2024 and 2025, three or more levels, block and frame with impact windows and two car garages. Homes run 1,622 to 2,522 square feet and sold from $475,000 to $724,950, typically $623,425. The association is $150 a month for grounds maintenance, and there is no pool and no elevator. Elevations lean on clean Art Deco lines, which is unusual around here. Each of these took roughly seven months to find a buyer, so patience has been rewarded.
Built Out, Resale Only
Hickory Ridge
Hickory Ridge was the Adams Homes community on Tupelo Circle, Lantana Street and Moment Street, off US 1 a mile and a half north of State Road 528. Homes were delivered from 2020 through 2025 at 1,462 to 2,705 square feet, typically $382,900, on eighth acre lots with a $350 annual fee. The builder has closed the community out. If you want one now, you buy it from an owner.
Summer Breeze Plantation
Summer Breeze Plantation was built between 2019 and 2021 on Breezy Point Lane off Alan Shepard Avenue in the Canaveral Groves area, and it holds the largest lots of any newer subdivision on this list at about four tenths of an acre. Homes run 2,266 to 3,272 square feet with three car garages, typically $615,000, on a $300 annual fee. These are on public water with septic systems, and several have added pools since delivery. Nothing new is being built here.
Panther Ridge
Panther Ridge finished in 2021 on Coyote Drive, Snook Place, Marble Road and Soaring Lane, one way in and one way out. Four and five bedroom plans run 1,830 to 2,674 square feet, typically $385,000, with a $216 quarterly fee that includes a community pool and playground. At roughly $160 a square foot it is the least expensive newer construction around Cocoa, resale or otherwise.
Lakeside Palms
Lakeside Palms is the smallest of them, four homes on Sorrento Drive off Clearlake Road, delivered 2019 through 2021 at 1,772 to 2,674 square feet. Typical pricing is $385,000 with a $228 to $245 quarterly fee. Most homes have pond frontage. It is a private road and it almost never lists, so if it matters to you, get on a notification.

What New Construction Changes About Your Numbers
Start with taxes. The bill attached to a brand new house frequently reflects the lot before anything was built on it, which is why a 2025 or 2026 home can show a tax figure in the hundreds. That number resets. Budget for the reassessment and file for your Florida homestead exemption the first January you are eligible.
Then look at how the house is sealed. Riverwalk of Cocoa and the Cottages carry impact windows as standard. Watermark, Adamson Creek and Hickory Ridge lean on storm shutters instead. Pull the flood zone on the specific lot as well.
Finally, land. New construction lots around Cocoa run about an eighth to a fifth of an acre, Summer Breeze Plantation excepted. If a shop, an RV pad or a horse is anywhere in your plan, you are shopping acreage instead, and that is an older housing stock.
