If you're thinking about moving to Brevard County or the Space Coast and you're looking at new construction, there's a fresh community worth putting on your list. Taylor Morrison, a builder well known across Central Florida and Orlando but new to Brevard, is now building Windward Preserve in Cocoa, Florida. It's early enough in development that you can still pick your lot, your floor plan, and your finishes, and quick move-in homes are already going up too.

I toured the two brand-new model homes, the Granada and the St. Croix, and sat down with the sales team to break down pricing, floor plans, HOA, incentives, and the amenities that are planned. Here's everything Space Coast buyers need to know about Windward Preserve.

Where Is Windward Preserve in Cocoa, FL?

Windward Preserve sits in a convenient pocket of Cocoa with quick access to State Road 528 (the Beachline) and I-95. Some homesites have a visual of 528 and a few back up to I-95, but road noise on the tour was minimal. Plenty of interior lots are tucked well away from the highway, so you get the commuting convenience without living on top of the road.

For anyone relocating to the Space Coast for work, the location is a major selling point. Windward Preserve gives you fast access to the space industry employers on Merritt Island and around the Cape, which is why engineers and aerospace professionals are already circling the community. Here's a quick look at what's nearby:

  • Port Canaveral: about 20 minutes
  • Kennedy Space Center: about 20 minutes
  • Cocoa Village: quick drive east
  • Cocoa Beach: short trip over the causeway
  • The Avenue Viera: around 25 minutes south
  • Costco (Viera): around 30 minutes
  • Orlando International Airport: easy shot west on 528

You also have State Road 520 close by, which gives you another route across the county. For buyers who want to be near the beach, near the space industry, and still within reach of Orlando, this is a genuinely central spot.

Windward Preserve Home Prices, Sizes, and Floor Plans

Windward Preserve offers a wide mix of one-story and two-story homes ranging from about 1,800 square feet to nearly 3,900 square feet, with two to five bedrooms and options for two-car or three-car garages. That range means the community works for a first-time buyer, someone downsizing, or a bigger family that needs the space.

Pricing as of the tour looks like this:

  • Base pricing starts around $400,000, though a realistic starting point with a lot and typical options is closer to $450,000.
  • Highest price on the sheet was around $775,000, and a fully loaded home with premium options could push closer to $800,000.
  • One available inventory home at almost 3,900 square feet was listed around $750,000, which is a strong price per square foot for a brand-new Space Coast build.
  • Quick move-in homes are already under way and expected to be ready around December 2026, which is ideal if you have a job offer and can't wait a full build cycle.

Homesites come in 50-foot-wide and 60-foot-wide lots. If your budget allows, the 60-foot lots are worth it. They're wider, they accommodate three-car garages more comfortably, and three-car garages are a real resale advantage in Brevard. Buyers relocating from states with basements need somewhere to put their gear, and that third bay solves it.

The Granada Model (Smaller Floor Plan)

The Granada is the smaller of the two models and comes in at 2,394 square feet with four bedrooms and three bathrooms. It offers two-car or three-car garage options, and Taylor Morrison confirmed the three-car version is available even on the 50-foot lots on this plan.

Walking in, the model showed off a gourmet kitchen package with green cabinets, champagne bronze hardware, a flat-top range, and a dual-color island, which is right on trend for what buyers are asking for in Brevard right now. The layout puts the kitchen, a center dining area, and a large living room in an open flow, with a nice-size pantry, a long lanai across the back, and a pre-plumbed rough-in for a summer kitchen. Longer lanais matter in Florida, especially if you plan to add a pool.

The Granada also included a front bedroom with a standard closet, a guest bathroom, and a well-sized primary suite. This is a strong four-bedroom option for a family that wants the Taylor Morrison finish level without pushing into the largest floor plans.

The St. Croix Model (Larger Floor Plan)

The St. Croix is the bigger of the two models, sitting on a 60-foot lot with a three-car garage. It carries a similar kitchen-dining-living flow, but everything scales up. The kitchen showed a black island with gray counters and the gourmet package again, and the trim details, tray ceilings, and crown molding are still included, which is something a lot of production builders have quietly stopped offering.

The primary suite in the St. Croix is a real highlight. The bathroom is oversized with a large walk-in shower, double vanities with a seated makeup station in the middle, a private water closet, a linen closet, and a large walk-in closet that connects directly into the laundry room. Carrier HVAC is standard, which is a nice quality touch. The secondary bedrooms include an en-suite guest room that's still large enough for a king bed.

If you want room for a growing family, a home office, and a real primary retreat, the St. Croix is the plan to look at.

What's Included: Taylor Morrison Builder Features at Windward Preserve

Taylor Morrison is including a strong list of standard features in Windward Preserve, which keeps buyers from having to pay extra for the basics. Included features on the tour:

  • Smart home package with Ring video doorbell, smart thermostat, and electronic front door lock
  • 42-inch upper kitchen cabinets
  • High-efficiency Carrier HVAC system
  • LED lighting throughout
  • Tray ceilings and crown molding on select plans
  • Long, extended lanais with summer kitchen rough-in on select plans
  • Gourmet kitchen package option with a flat-top range and upgraded appliances
  • Two-car and three-car garage options depending on floor plan and lot

The overall build quality on the tour looked strong, and the fact that Taylor Morrison is stepping into Brevard County is genuinely good news for buyers. Another well-reviewed national builder means more competition, more options, and more accountability across the new construction market on the Space Coast.

Windward Preserve HOA Fees and Community Amenities

The HOA fee is currently about $119 per month, which is in line with other new communities going up in Brevard County that offer a similar amenity package.

Planned community amenities include:

  • Resort-style pool
  • Clubhouse
  • Dog park
  • Nature play area
  • Butterfly garden
  • Walking trails throughout the community
  • Open green spaces
  • Multiple ponds with water views
  • Conservation areas
  • Sidewalks throughout

The infrastructure is already in on the tour phase: wide streets, nice landscaping, curb appeal on the finished lots, and a lot of water and conservation views. Taylor Morrison also confirmed the community will build out in phases over roughly the next three years, so buyers moving in early will still have plenty of activity and new neighbors coming in over time.

Current Taylor Morrison Builder Incentives at Windward Preserve

Incentives change often in new construction, so this is a snapshot as of the tour. As of the current sales calendar, Taylor Morrison is offering:

  • $15,000 toward closing costs
  • An additional $15,000 to $25,000 in flex incentives depending on lot size, design center selections, and options

Between the closing cost credit and the flex dollars, buyers who work with a REALTOR and negotiate the design center smartly can walk away with real savings on this build. If you're watching this later, the incentives could be higher or lower, so always ask what's on the table the week you're touring.

Should You Buy Early at Windward Preserve?

Buying into a brand-new community has trade-offs. On one hand, you get first pick of homesites, the newest floor plans, potential appreciation as the community builds out, and the strongest builder incentive packages. On the other, you're living through active construction for a few years and the amenities aren't open yet.

For a lot of Space Coast buyers, especially relocation buyers coming in for the space industry, the trade is worth it. You're locking in your lot, your finishes, and today's pricing on a community that will look very different two or three years from now. If you'd rather wait until the clubhouse and pool are done, that's a fair choice too, and there will still be homes available.

The most important thing about touring any new construction community on the Space Coast is this: identify your REALTOR before you walk into the sales office. If you visit without one, you can lose the ability to have your own representation on the deal, and your REALTOR is paid by the builder, not by you.
