Which Merritt Island neighborhoods have acre lots?
On Merritt Island, Honeymoon Hill, Hacienda Del Sol Estates, Egrets Cove, Andy Estates, Still Waters and Preserve Pointe sit on about an acre or more. Sanders, Heron Creek, The Groves, Citrus River Groves and Otter Trace run a half acre up.
Turn off North Courtenay Parkway onto Winding Way and the driveways get longer. Turn onto Honeyridge Lane off South Tropical Trail and they get longer still. Most of Merritt Island was platted in the 1960s at a fifth of an acre, which is why a full acre registers the second you pull in.
This post is about land, not square footage and not water frontage. Where you can still buy real acreage on a barrier island, what it lets you build, and what it costs to keep.
What the acreage actually buys
Garage, first. Two bays are the island default. On the acre streets three are standard and four show up often, which is the difference between parking cars and having a workshop with a bench and room to walk around a project.
Storage you do not rent, second. A center console on a trailer, a travel trailer and a truck all fit behind a side gate on an acre. On a fifth of an acre they do not, and you pay a storage yard every month you live here.
The yard itself, third. A screened cage with a real deck around it, a detached shop, and enough oak canopy to make an August afternoon usable. Most of these streets are dead ends, so the acre is quiet as well as large.
The acre and near acre neighborhoods
Honeymoon Hill
Honeymoon Hill is the top of the island. Every home sits on Honeyridge Lane, on 1.13 to 1.23 acres, at 3,967 to 6,371 square feet, built 2004 through 2024. Three car garages, pools, Banana River and Honeymoon Lake frontage, dues of 1,000 to 1,800 a year. Typical value near 2,675,000.
Hacienda Del Sol Estates
Hacienda Del Sol Estates spreads across Stewart Drive, Hacienda Drive, Del Sol Drive and Calmes Way in South Merritt Island, on one to two acre parcels with homes of 2,528 to 7,200 square feet. Every one has a pool, dues are light at around 250 a year, and typical value is near 1,519,000.
Egrets Cove
Egrets Cove is one loop, Utopia Circle, on even acre lots with a couple running to two. Houses run 2,997 to 6,637 square feet, mostly late 1980s. Every home has a pool, about half screened, most of them salt. Quarterly dues fall between 168 and 294 and typical value is near 1,149,500.
Andy Estates
Andy Estates is two streets, Crispin Street and Davis Court, on one acre lots with no association. Homes run 3,041 to 3,825 square feet, garages go to four bays, and every house has a pool, usually screened. It is a dead end, it is not waterfront, and it moves fast. Typical value near 1,125,000.
Still Waters
Still Waters is uniform one acre parcels on Stillwaters Drive with 1980s houses of 3,364 to 5,080 square feet. Heavy tree cover, Honeymoon Lake views from part of the street, dues of 360 to 500 a year. Some homes here irrigate from a well, which shows up on both the bill and the stucco. Typical value near 1,022,500.
Preserve Pointe
Preserve Pointe is the newest way to buy an acre, on Preserve Pointe Drive in the 32953 end of North Merritt Island. Built 2019 through 2024 at 2,584 to 3,047 square feet, two to four bay garages, screened salt pools, dues of 240 quarterly. At roughly 732,500 it is the lowest entry to a true acre with a current house.
Sanders Subdivision
Sanders Subdivision is the wild card. Parcels run 0.83 to 6.2 acres along Tropical Trail, every one fronting the Banana River or the Indian River, with houses from 1959 to 2006 and garages to five bays. No association. Typical value near 1,685,000, and the spread between small and large parcels here is the widest on the island.
Heron Creek
Heron Creek on Ambrosia Lane is new construction on big ground, 0.81 to 3.1 acres, built 2020 and 2021. Three car garages across the board, lake and preserve views, pools on most. Dues around 150 a month, typical value near 886,000.
The Groves
The Groves sits on Dundee Drive and Gator Drive on parcels of 0.53 to 1.44 acres, built 2002 to 2004. No dues, heavy tree cover, heated pools on most, typical value near 687,000.
Citrus River Groves
Citrus River Groves is the least expensive half acre on the island. Annette Court, Mockingbird Lane, Annalisa Place and Monica Court hold 1980s houses of 1,725 to 2,803 square feet on 0.51 to 0.66 acre lots, no association, around 232 per square foot and near 475,000.
Otter Trace
Otter Trace runs along Winding Way and Otter Lane on parcels from a half acre to 2.6 acres, built 1993 to 2007. Four in five homes have a pool, and the lots are genuinely wooded rather than cleared and sodded. Dues are 150 a year, typical value near 740,000.

What the acreage costs you
Septic. Nearly every neighborhood above is on an onsite sewage system rather than county sewer. That is a maintenance line item and a design constraint. Where the drainfield sits determines where you can put an addition, a pool, a shop slab or a row of oaks. Permitting runs through the Florida Department of Health in Brevard County. Ask for the permit and the as built drawing before you write an offer.
Irrigation. An acre of St Augustine on public water is a bill you feel monthly, which is why so many of these homes run a shallow irrigation well instead. A well trades the meter for iron. You see it as orange staining on stucco, sidewalk and pool deck, and managing it means a filter and periodic cleaning.
Tree work. The oaks and pines that make Still Waters, Otter Trace and Citrus River Groves feel the way they do are the largest recurring yard expense on the island. Canopy thinning before storm season, limbs over the roofline and stump grinding after a loss are four figure jobs on a mature acre. Budget for it yearly.
Taxes. More land and more house means a larger assessment, so file the homestead exemption your first year if this is your primary residence. Confirm any parcel's real acreage, plat and building sketch through the Brevard County Property Appraiser rather than taking a lot size on faith.
How to shop an acre lot
- Walk the whole rear property line, not just the patio. The back third is where the surprises live.
- Get the septic permit, the drainfield location and the tank age in writing.
- Ask what is public water and what is well, and whether the well serves the house or only the irrigation.
- Measure the side gate and side pad if a boat or an RV is coming with you.
- Check the flood zone at the structure, which on a big parcel can differ from the zone at the road.
