Moving to Florida's Space Coast sounds like a dream — and it is. But if you're budgeting your move based on what you pay up north without factoring in a handful of very Florida-specific expenses, you could be in for some sticker shock. Rachel moved here from Rhode Island and learned all of this firsthand. Here's the honest breakdown.

The Extra Costs You Need to Budget For

1. Pest Control: ~$400/Year (Non-Negotiable)

Florida has palmetto bugs — and palmetto bugs are roaches. They will find sanctuary in your home regardless of how clean it is, unless you treat the home regularly. Quarterly pest control service runs roughly $400 per year for most homes. Rachel also recommends a termite bond — especially critical for wood-frame homes, though concrete block homes (the majority on the Space Coast) should still consider it. New construction homes often include bait stations as part of the build.

2. Mortgage Payment Jump

If you're selling a home with a 3% mortgage and buying here at current rates, your monthly payment will look very different even on a similarly-priced home. Rachel has seen buyers go from $2,500/month to $4,000/month on comparable homes. This isn't Space Coast-specific — it's a national rate issue — but it's worth building into your budget planning before you fall in love with a price point.

3. Car Insurance: Expect It to Go Up

Rachel's car insurance roughly doubled when she moved from Rhode Island. On Travelers Insurance with two cars, she pays approximately $1,500 every 6 months. That said, rates vary significantly by location — beachside tends to be higher, Palm Bay and inland areas tend to be lower. In West Melbourne, AAA bundles home + auto and some clients have found very competitive rates. Get multiple quotes before assuming the worst.

4. Home Insurance: Highly Variable, But Manageable

Home insurance is the number one concern Rachel hears from buyers moving to Florida — and it's fair. Here's what real numbers look like:

  • Rachel's 1,200 sq ft concrete block home in Merritt Island (newer roof, impact windows, PVC plumbing): $1,800/year
  • Viera new construction with similar specs: ~$2,500/year
  • Larger Viera home without all credits: ~$3,500/year
  • Beachside luxury home: $5,000–$7,000+

The factors that lower your premium the most: concrete block construction, newer roof with proper reinforcements (the "third nail"), impact-rated windows and doors, and PVC plumbing. Rachel works backward from insurance considerations when helping clients evaluate homes — especially for buyers on fixed incomes.

5. Florida Car Registration: ~$600 Per Vehicle

When you establish Florida residency, you'll need to re-register your vehicles in the state. Expect to pay around $600 per car for the initial registration. Annual renewals are significantly less.

6. Property Taxes, Homestead Exemption & Community Fees

Property taxes on the Space Coast vary more than most buyers realize. Palm Bay has relatively high taxes because the area is predominantly residential without much commercial tax base. Satellite Beach (the city portion) also runs higher. Unincorporated areas like Viera have notably lower millage rates.

Once you establish Florida residency and live in your home as your primary residence (6+ months per year), you can apply for Homestead Exemption: a $50,000 reduction in your assessed value, with taxes capped at growing no more than 3% per year after that. This is one of the best tools for long-term tax stability in Florida. 100% disabled veterans pay virtually no property taxes beyond minimal fees — a significant benefit for that community.

Watch for community fees. Many communities in Brevard don't have them, but some do — particularly in Viera (~$750–$1,000/year) and Bay Tree in Suntree. Some community assessments are added to your tax bill rather than listed in the HOA, so review the full tax record before you buy. Rachel has caught undisclosed assessments more than once when reviewing tax records with clients.

7. Electric Bill: $100–$300/Month Depending on the Home

You'll run AC almost year-round in Florida. Without solar panels: a smaller, energy-efficient home (impact windows, no pool) might run ~$100–$150/month. A larger home with a pool and no solar can run $250–$300/month. Rachel's home has paid-off solar panels (it came with the house) — rare, but worth looking for if it's a priority.

8. Lawn Maintenance: ~$50 Per Cut

Florida summers are hot, and lawn maintenance becomes a real consideration. For an average-sized yard, expect to pay around $50 per visit. Most households eventually outsource this. If you're retired and comfortable in the heat, you can certainly DIY — but most working adults here just budget for it.

9. Pool Maintenance: $130–$175/Month

If you buy a pool home — and many buyers do — budget for weekly pool service. Most companies in Brevard charge $130–$175/month for weekly cleaning and chemical management. Some homeowners attend a local "pool school" to learn to maintain their own.

Where You Actually Save Money

The news isn't all extra expenses. Here's where the Space Coast actually beats most of the country:

  • No state income tax — especially meaningful for retirees and high earners
  • Lower water bills — Rachel pays ~$75/month; significantly less than she paid up north
  • Lower gas prices — consistently cheaper than most northeast and west coast states
  • Cheaper restaurants — Rachel's example: a $7 cocktail here vs. $22 in Rhode Island
  • Property taxes lower than many northeast states — particularly for buyers coming from New Jersey, Connecticut, or Massachusetts

The Bottom Line

Rachel moved here and her husband got a salary increase when they relocated — not a decrease. Between no state income tax and the lifestyle gains, she feels the extra Florida-specific expenses are more than offset. But go in informed. Know what pest control, insurance, and community fees look like before you fall in love with a home and realize the true monthly cost is $600 more than you planned.
