What Still Waters actually is

Still Waters In Merritt Island, Florida

Getting there is part of the character. From South Tropical Trail you turn west on Hilltop Lane, right on Crooked Mile Road, then left into Still Waters, a street that ends rather than continues. Crooked Mile Road is one of the oldest routes in the Georgiana settlement area, where twenty-four homesteaders were recorded by 1889 and the church dates to 1886. The old burial ground nearby still carries the Crooked Mile name.

Every lot here is a full acre, and the oaks came with the land rather than the landscaper. Homes are custom, built between 1982 and 1990, and they do not look like each other. Frame construction with stucco or wood siding is the norm rather than block, two stories is the usual configuration, and you will find balconies, wood-burning fireplaces, wet bars, soaring great rooms and one three-level cedar house among them.

Sizes run 3,364 to 5,080 square feet, with four or five bedrooms and three to five baths. Garages are two or three bays. Several homes look out over water: lake and tree views are the common outlook, and one parcel fronts Honeymoon Lake directly. The elevation here is genuinely higher than most of Merritt Island, which is why the older Georgiana families built on this ridge in the first place.

Utilities are the tradeoff. Most homes draw well water and all of them run on septic. That is normal for this stretch of south Merritt Island where neither municipal line ever reached, and it is manageable, but budget for it. Test the well, look at the softener and treatment setup, locate the drainfield, and get the septic pumping history. These are ordinary questions here, not red flags.

The association is modest, roughly $360 to $500 a year, covering common grounds on a street with no gate and no clubhouse. Prices have run $829,000 to $2,300,000 with the middle near $1,022,500 and about $274 per square foot. Expect a long marketing period: the median time to contract is around 109 days and sellers typically finish about eight percent under their original figure. Acre-lot custom houses find a narrow, patient buyer.

Still Waters Details

A Full Acre, Every Single Lot

There is no variation. Each parcel is an acre, which on Merritt Island means real separation from neighbors, room for a workshop or a pole barn, and a canopy of oaks that did not have to be planted.

High Ground On A Low Island

This ridge in the old Georgiana area carries some of the highest elevation on Merritt Island, which is why the earliest settlers built here. It is a meaningful distinction on a barrier island.

Custom, Not Production

These are one-off houses from the 1980s: cedar and frame construction, three levels in one case, wood-burning fireplaces, balconies, wet bars and two-story great rooms. No two elevations on the street repeat.

Well And Septic, Not City Lines

Most homes draw from a private well and all of them use a septic system. There is no water bill and no sewer bill, but there is a softener to service, a well to test and a drainfield to protect.

A Street That Ends

Still Waters Drive is a dead end off Crooked Mile Road. Nothing routes through, the oak canopy closes over the pavement, and traffic is limited to the handful of households that live on it.

Patience Is Part Of The Purchase

Homes here take a median of about 109 days to go under contract. That cuts both ways: sellers wait, and a buyer who arrives ready has genuine room to negotiate on a house that has been listed a while.

Straight answers

Still Waters Frequently Asked Questions

How large are the lots in Still Waters?

Every lot is a full acre. That consistency is unusual on Merritt Island, where most plats run a fifth to a third of an acre, and it is the primary reason the price per square foot here holds up.

Is Still Waters on well water?

Most homes are. Well water with treatment equipment is the norm, though a couple of records show public water. Every home in the neighborhood is on a septic system rather than public sewer.

What does the association cost?

Roughly $360 to $500 a year depending on the record. It covers common grounds upkeep. There is no gate, no pool and no clubhouse, so the assessment stays small.

How old are the houses?

They were built between 1982 and 1990, with 1986 as the median. These are custom homes, largely frame construction with stucco or wood siding, most of them two stories, several with multi-level layouts.

What do homes sell for?

The range has run $829,000 to $2,300,000, with the middle near $1,022,500 and about $274 per square foot. Size, condition and whether the house has been updated inside drive most of that spread.

How long do they take to sell?

Around 109 days to go under contract is typical, and sellers generally finish about eight percent below their original figure. Large custom homes on acre lots draw a small and specific buyer pool.

Where exactly is it?

West of South Tropical Trail in south Merritt Island. Turn west on Hilltop Lane, right on Crooked Mile Road, then left into the community. It sits in the historic Georgiana area, which dates to the 1880s.

What should I inspect on an older frame home here?

Roof and flashing, exterior siding and trim, the well and its treatment equipment, the septic tank and drainfield, and any wood-burning fireplace and chimney. Impact window packages appear on some homes and add real value.

Where Still Waters sits

Still Waters Drive, Merritt Island 32952

Still Waters occupies a wooded pocket in the interior of south Merritt Island, off Crooked Mile Road between South Tropical Trail and the Banana River side. This is the historic Georgiana area, where the road pattern was set by nineteenth century settlement rather than by a developer's grid, which is why Crooked Mile Road bends the way it does. Tree canopy, not water frontage, is the defining feature of the setting.

The Pineda Causeway is the practical connector south, putting Suntree, Viera and Interstate 95 within about twenty minutes. State Road 520 is north for Cocoa Village, US 1 and the run east to Cocoa Beach, generally twenty to twenty-five minutes either direction. Getting to Port Canaveral or the Kennedy Space Center Visitor Complex means driving north on State Road 3 to State Road 528, usually thirty-five to forty-five minutes.

Acre parcels under old oaks do not come up often on Merritt Island, and when one does the diligence list is different from a subdivision purchase: well, septic, canopy, elevation.
