Spanish styling is the default here, not the exception.

Lot size is what defines this neighborhood. Nothing here is under an acre and the largest run past two. Homes range from 2,528 square feet up to 7,200, typically around 3,893, with five bedrooms and four or five baths being the common configuration. Three car garages, impact glass, outdoor kitchens and saltwater pools appear repeatedly. Every property that has changed hands here has had a pool, which is not something you can say about many places on this island.

Water is part of the picture but it is not universal. Roughly a third of the homes have direct frontage, on the Indian River itself or on Honeymoon Lake, the protected water that sits behind this stretch of shoreline. River views show up on more homes than river frontage does, and the neighborhood has a community river access point for the parcels that sit inland. A Coherent Architectural Language

Barrel tile, stucco, arches, balconies and circular drives repeat from house to house. Merritt Island is mostly a mix of eras and styles thrown together, so a neighborhood that reads as one idea is genuinely uncommon here and it holds value accordingly.

Indian River Sunsets

This is the west shoreline of the island, so the water in front of you catches the sunset rather than the sunrise. Homes with river frontage or river views on this side get the long evening light across open water, and the launches from Kennedy Space Center are still visible to the north.

Cul De Sacs And Deep Setbacks

Several of the interior streets dead end, and the parcels are deep enough that the houses sit well back from the road. Combined with mature landscaping and private entry gates, the result is a level of separation that a one acre lot on a through street would not give you.

Coming south from State Road 520 it is roughly seven miles down the Trail. Stewart Drive, Del Sol Drive and Calmes Way branch off Hacienda Drive toward the shoreline, with Honeymoon Lake and the open river beyond.

This is the quiet end of the island, and the drive times reflect it in both directions. The Pineda Causeway is about ten minutes south, which puts Suntree, Viera and Interstate 95 within fifteen to twenty. Melbourne Orlando International Airport is roughly twenty five minutes. Going north, State Road 520 is about fifteen minutes for Cocoa Beach, and Kennedy Space Center and Port Canaveral are around forty minutes by way of State Road 528.
