Vintage Estate Homes built it out in 2020 and 2021 on lots that start near an acre and run to more than three. Several back a lake, all have three car garages, and the whole community sold quickly.
This is the newest construction on North Merritt Island, and it is behind a gate. Vintage Estate Homes developed Heron Creek and built the homes in 2020 and 2021 along a single street, Ambrosia Lane, off Chase Hammock Road just past Kings Park. Floor plans ran from roughly 2,300 to a bit over 3,100 square feet, and what actually trades here sits between 2,402 and 3,336 square feet.
The lots are the reason to look. Sizes start around eight tenths of an acre and go past three, with the largest a pie shaped parcel in the cul-de-sac carrying the highest elevation in the community. Several homes front a lake with real frontage, one measured at 120 feet, and at least one backs protected preserve. That combination of acreage and new construction is rare anywhere in Brevard County.
Specification is current rather than dated. Stucco over block and concrete, three car garages on every home, storm shutters throughout, nine foot sliders to covered lanais, quartz counters, upgraded cabinetry, walk in pantries. Several owners added heated saltwater pools with spas and waterfall features after closing, and one has an outdoor kitchen. Four bedrooms is the standard count, with two to four baths depending on plan.
The association is mandatory and runs about 150 dollars a month, roughly 1,600 to 1,800 a year, which covers the gate and the common areas. Utilities are public water with septic systems, which is normal for this corridor of North Merritt Island. On lots this size the drainfield is rarely a constraint, but you should still confirm placement before planning a pool or an outbuilding.
Absorption here has been about as fast as it gets. Prices have run from the high 500s to around 920,000, roughly 257 dollars per square foot, with homes going under contract in under a week and sellers landing essentially at their asking number. There are only a handful of houses in the community, so when something does come out, you have days rather than weeks.

Gated communities on Merritt Island are uncommon. Gated communities with lots approaching or exceeding an acre are rarer still. Heron Creek is the intersection of the two, which is why it draws buyers who were not otherwise shopping the north island.
Everything here was built in 2020 and 2021 by Vintage Estate Homes. Roofs, systems, windows and finishes are all a few years old, which puts a very different maintenance horizon in front of you than a 1970s block house at a similar price.

State Road 528, the Beachline, is a few minutes south, putting Port Canaveral around fifteen minutes away and Orlando International near fifty five. The Kennedy Space Center gates are a short run north on Courtenay Parkway, which matters if you work on the base. State Road 520 and the Merritt Island retail corridor are about fifteen minutes south.
