What should you know before moving to Merritt Island, FL?

Merritt Island is unincorporated with no city government, it is not beachside despite what people assume, and it gets its own 120-bed hospital in early 2027. It is a boating address first.

Merritt Island sits between the Indian River on the west and the Banana River on the east, with Sykes Creek and Newfound Harbor cutting through the middle. Housing here spans from the early 1900s to brand new, which means the average of anything tells you nothing. You compare houses, not the island.

Below is the honest version, including the parts that show up in online complaints, because they are mostly real and mostly manageable.

No city, no city hall, no city code

Merritt Island is unincorporated Brevard County. There is no mayor, no city council and no municipal police department. The Brevard County Sheriff's Office covers law enforcement, county fire rescue handles emergency response, and permits, setbacks and code enforcement all run through Brevard County Planning and Development.

That also means no city millage, and it means association coverage varies wildly. Some neighborhoods are gated and deed restricted. Many streets have no association at all and no shared standards, which cuts both ways. Confirm what governs the specific parcel.

It is not beachside, and that catches people

The single most common misconception. Merritt Island has water on both sides, but the Atlantic is across another causeway. From most of the island you drive SR 520 to Cocoa Beach or the Pineda Causeway to the south beaches. If your picture of Florida is walking to the ocean, this is not that address. What you get in exchange is water access most beachside towns cannot match, at prices most beachside towns cannot match.

The boating math, which is where the money is

This is a boating market first, and the route to the Atlantic is specific. You run the Canaveral Barge Canal to the Canaveral Lock, which is free, takes twenty to thirty minutes and handles drafts up to twelve feet.

Here is what listings will not tell you. You will see "no fixed bridge" and "sailboat access" asserted constantly, and it is very often wrong for a specific dock. The documented clearances on the way out:

  • SR 528 over Sykes Creek is a fixed span, currently around 15 feet at mean high water and being raised
  • The SR 3 bascule over the Barge Canal carries 21.6 feet closed and opens
  • The SR 401 bascules at the lock carry 25 feet closed and open on signal
  • The SR 520 bridge over the Indian River is fixed at 65 feet

At the far southern tip, Mathers Bridge carries the road over the Banana River to Indian Harbour Beach. It is a swing bridge built in 1927, moved to its current site in 1952, rehabilitated in 2007 and repaired in 2022. Charming, and a genuine bottleneck.

A hospital is coming, and that changes the island

Cape Canaveral Hospital is being replaced by a new facility on Merritt Island: 268,000 square feet, 120 private inpatient beds, 25 emergency treatment rooms and six operating rooms, built 13 feet above sea level to Category 4 standards. It is targeted to open to the public in early 2027.

That matters more than usual because Rockledge Hospital closed in April 2025, so central Brevard has been leaning on Viera and Melbourne. The Health First Cancer Institute already operates on the island at 325 S. Courtenay Parkway.

The complaints, and which ones are real

Salt air corrosion is real. Air conditioner coils, outdoor fixtures, fasteners, garage doors and anything metal age faster here than inland. Budget for it and ask the age of the HVAC.

Courtenay Parkway traffic is real. It is the island's spine and there is no parallel route for much of its length. Drive it at the hour you would actually drive it.

Older housing stock is real, and it is the thing that decides your insurance. A 1960s space-boom block home and a 2015 build are different purchases entirely.

Hurricanes are real, and Merritt Island is named in Zone A. Brevard's mandatory evacuation for an approaching Atlantic hurricane covers the barrier islands, Merritt Island and some low-lying mainland. That is not a reason to avoid the island, but you should know it going in rather than the week of a storm.

Where people actually buy

North of the Barge Canal you are closest to Kennedy Space Center, with larger lots and the island's two managed communities, Sunset Lakes and Indian Bay. Central island holds the canal networks off Sykes Creek, including Diana Shores and Sykes Cove. South of SR 520 the island narrows toward river-to-river lots and Newfound Harbor. Three things to check before you buy here

The seawall, separately from the home inspection. Seawall replacement on a canal lot is a large number and it is rarely disclosed. Have it looked at specifically.

Whether the dock was permitted. Docks, seawalls and boat lifts go through Brevard County as a Residential Marine Construction permit with a separate Natural Resources review. If the photos show a dock, ask.
