What is the difference between Oak Trails, Bent Oak and Laurel Run in Titusville?
All three sit in the Meadowridge area of south Titusville. Oak Trails is the oldest and cheapest at a $430,000 median with dues under $275 a year. Bent Oak runs $481,000 with $500 to $550 dues. Laurel Run runs $490,000 with $625 to $640 dues.
Meadowridge is one address that buyers keep getting confused about, because it is really three separate neighborhoods sharing the same corner of south Titusville. They look similar from the road. They price differently, they charge different dues and they were built in different decades.
Here is the honest comparison, using the last twelve months of closed sales in each.
Oak Trails at Meadowridge
Oak Trails is the oldest and the value entry. Built between 1988 and 2001 across five platted units on River Oaks Drive, homes run 1,806 to 3,304 square feet with three to four bedrooms on quarter acre lots.
Median sold price was $430,000 at about $196 per square foot. Dues run $23 to $271 a year depending on which unit, one of the lower figures in Titusville. Three of eight recent sales had a private pool.
It is also the only one of the three where you have real negotiating room. Homes closed at about 92 percent of the original asking price after a 48 day median.
Bent Oak at Meadowridge
Bent Oak is the newest, built 2005 to 2014 on Chicory and Cheshire. Every home that closed in the last twelve months was single story with a private pool, between 2,080 and 2,394 square feet.
Median sold price was $481,000 at about $216 per square foot, with dues of $500 to $550 a year. Several homes back onto open drainage fields or preserve rather than another house, and at least one recent sale carried a brand new metal roof installed in 2025.
Laurel Run at Meadowridge
Laurel Run is the priciest and the most distinctive. Built 2002 to 2004 on Peacock, Redbird and Meadow Lark, every one of the seven properties that came to market was single story with nine foot ceilings, four bedrooms and two baths.
The construction is the differentiator. Multiple listings here specifically describe concrete block with steel stud framing rather than wood, which is unusual in Brevard County and changes both the termite conversation and the insurance conversation.
Median sold price was $490,000 at about $230 per square foot, with dues of $625 to $640 a year. Five of seven recent sales had a private pool, several with a spa and a screened enclosure. Homes moved in a median of eighteen days at 98.5 percent of asking.
Meadowridge Side By Side
The three line up in a consistent order on almost every measure. Oak Trails is oldest, cheapest and has the lowest dues. Laurel Run is the most expensive with the highest dues. Bent Oak sits in the middle on both, and is the newest of the three.
Where they differ most is pools. Every Bent Oak sale had one. Five of seven Laurel Run sales had one. Only three of eight Oak Trails sales did. If a pool is a requirement, that changes which of the three you should be watching.
Speed matters too. Laurel Run moved in eighteen days, Bent Oak in thirty eight, Oak Trails in forty eight. The faster the neighborhood, the less room there is to negotiate.
Which Meadowridge Neighborhood Fits You
Choose Oak Trails if you want the lowest entry price and the lowest dues in the area, and you are comfortable with an older house and a wider condition range. Choose Bent Oak if you want a single story pool home from the mid 2000s with a preserve behind you. Choose Laurel Run if the construction quality matters to you and you want a four bedroom single story with a pool already in the ground.
If none of the three fit, Verona is a few minutes away with a clubhouse, pool and pickleball at a $425,495 median, and Arbor Woods gives you significantly more square footage for the money at about $171 a foot.
