Which riverfront condo building is best in Titusville, FL?
River Palms is the newest at 2022 to 2023 with a $480,000 median. Harbor Pointe has a private marina, a gate and the largest units, at a $465,000 median. Somerset Riverfront has the biggest floor plans per bedroom and the most negotiating room, at a $745,000 median.
Titusville has three riverfront condominium buildings that sell regularly, and they are not interchangeable. Every unit in all three faces the Indian River with the Kennedy Space Center launch pads directly across the water. After that they diverge on almost everything: age, size, fees, amenities and how hard they are to buy.
All numbers below come from the last twelve months of closed sales.
River Palms
River Palms on Riverside Drive is the newest waterfront building in the city, delivered in 2022 and 2023. All thirteen units that came to market were waterfront. There is no interior tier.
Units run 1,322 to 1,747 square feet with two to three bedrooms and two baths, at about $287 per square foot, the highest in Titusville. The building has an elevator, clubhouse, community pool and garage parking, and several units have sold furnished.
Median sold price was $480,000. The monthly fee is $665 to $747, and the median annual tax bill was $5,708.
Harbor Pointe
Harbor Pointe on Indian River Avenue is the amenity building. Gated entry, a private marina, community pool, clubhouse, tennis and pickleball courts, all within walking distance of downtown Titusville.
Built 2005 to 2007 across three phases, units run 1,918 to 3,961 square feet, the largest condominiums in the city. If you are downsizing from a house and refuse to give up square footage, this is one of very few buildings on the Space Coast that solves that.
Median sold price was $465,000 at about $230 per square foot. The monthly fee is $900 to $1,115, the highest in Titusville, and it funds the marina and the courts. Note that slip availability is a separate question from the unit.
Somerset Riverfront
Somerset Riverfront on Washington Avenue is gated with a private pool and a community dock, built 2006 to 2007. Every unit is a three bedroom between 2,415 and 3,023 square feet with three to four baths.
Median sold price was $745,000 at about $259 per square foot. The monthly fee is $725 to $837, modest for a riverfront building, but the median annual tax bill was $7,850 and reached $11,430.
The Fees And The Taxes
This is where the comparison gets real. Harbor Pointe charges $900 to $1,115 a month. Somerset charges $725 to $837. River Palms charges $665 to $747. Over a year that spread is roughly $2,800 between the cheapest and the most expensive.
The tax bills move in a different order. Somerset ran $7,850 median, River Palms $5,708 and Harbor Pointe $4,355. Add the fee and the tax together before you compare list prices, because the monthly picture is not what the sale price suggests.
Where The Leverage Is
River Palms closed at about 91 percent of the original asking price after 47 days. Harbor Pointe closed at about 89 percent after 126 days. Somerset closed at about 83 percent after 122 days.
That Somerset number is the widest asking to closing gap of any address in Titusville. Sellers there start high and the market corrects them. For a patient buyer with current comparables, it is the strongest negotiating position in the city.
Which Building Fits You
Choose River Palms if you want the newest construction, impact windows and current building standards, and you do not need a boat slip. Choose Harbor Pointe if you have a boat, or you want a gate and courts, or you need more than 2,500 square feet. Choose Somerset Riverfront if you want a large three bedroom on the water and you are willing to negotiate patiently to get it.
If none of the three fit, Indian River City has single-family riverfront homes with the same launch views, and The Shores at Tranquility is building custom waterfront estates on the south end of the city.
