Which is better in Titusville, Windover Farms or Rambling Acres?

Windover Farms has bigger and more varied lots, lower dues and lower prices at a $559,000 median. Rambling Acres has larger, newer custom homes on uniform one acre lots at a $680,000 median. Land buyers choose Windover. House buyers choose Rambling.

These are the two acreage neighborhoods in Titusville, and buyers looking for land almost always end up comparing them. They are ten minutes apart and they solve the same problem in two different ways.

Everything below comes from the last twelve months of closed sales in the Space Coast MLS: 37 properties in Windover Farms and 11 in Rambling Acres.

The Lots

Windover Farms lots ran 0.95 to 8.62 acres with a median of 1.18. That top end is a genuine outlier for Brevard County, and one recent sale included a private lake on 8.62 acres. Several lots back onto protected conservation land or the water at Lake Spangler.

Rambling Acres is far more uniform. Every lot that traded ran between 0.99 and 1.24 acres. You know exactly what you are getting before you walk it, which some buyers prefer and others find limiting.

If you want more than two acres, Windover Farms is the only realistic option of the two.

The Houses

Windover Farms homes ran 1,647 to 5,253 square feet with a median of 2,492, built from 1979 through 2025. Twenty seven of the thirty seven recent sales were single story, and eighteen had a private pool.

Rambling Acres homes ran 2,038 to 5,063 square feet with a median of 3,196, the largest median home size of any Titusville neighborhood. Eight of eleven were two story. Recent sales included a French Country home, a custom Tudor, a modern farmhouse over 5,000 square feet and a new 2025 build.

The pattern is clear. Windover Farms is where you buy land and get a house. Rambling Acres is where you buy a house and get land with it.

The Money

Windover Farms closed at a $559,000 median, in a range from $390,000 to $1,050,000, at about $241 per square foot. Association dues ran $70 to $100 a year, and eleven of the thirty seven sales reported no association at all. Median annual property tax was $3,557.

Rambling Acres closed at a $680,000 median, in a range from $450,000 to $831,000, at about $226 per square foot. Dues ran $200 to $400 a year where an association applies, with four of eleven reporting none. Median annual property tax was $4,232.

Neither neighborhood has meaningful carrying costs. Where you should focus instead is on utilities. Both have properties on private well and septic rather than city water and sewer, and a drain field replacement is a real number. That gets verified per address, not per neighborhood.

How They Sell

Windover Farms sat a median of 52 days and closed at about 93 percent of the original asking price. Rambling Acres sat 66 days and closed at about 95 percent. Both give a buyer more room than the tight central Titusville neighborhoods like Cathedral Pines, where nine of nine sales closed at full price.

Acreage buyers are a smaller pool anywhere, and sellers in both neighborhoods tend to start optimistic. A well supported offer below asking is normal in either one.

Which One Fits You

Choose Windover Farms if the land is the point: you want more than an acre, you have a boat or an RV or a workshop, you want a single story house, or your budget starts under $500,000. It also has more inventory, so you will see more options.

Choose Rambling Acres if the house is the point: you want three thousand square feet or more, you like two story layouts, you want architectural variety rather than a builder run, and $600,000 to $800,000 is your range.

If neither quite fits, Kirkwood gives you acre lots on a closed loop street with no HOA and the lowest taxes of the three, Evergreen runs one to 2.7 acres under mature pines, and The Hills offers half acre to 1.2 acre lots with no association at all.
