Should you buy in Brookshire or Verona in Titusville?
Brookshire is cheaper per square foot at about $177 with four and five bedroom plans and no community amenities. Verona costs about $192 a foot but includes a clubhouse, pool, pickleball courts and trails. Brookshire has bigger lots. Verona has more to do.
These are the two large builder communities in Titusville right now, and buyers looking at new construction here almost always look at both. They sit at opposite ends of the city and they make opposite tradeoffs.
Everything below comes from the last twelve months of closed sales: twenty properties in Brookshire, nineteen in Verona.
The Builders And The Plans
Brookshire is Stanley Martin, in north Titusville off Brookshire Boulevard. Plan names showing up in recent sales include the Webber, a 2,210 square foot single story with four bedrooms and three baths, the Juniper and the Linden. Sizes run 1,839 to 2,856 square feet, all four or five bedrooms.
Verona is KB Home, in south Titusville on streets named for wine grapes. Plans run wider, from 1,696 up to 3,759 square feet, with three to six bedrooms. Standard finish includes tile in the main living areas, 36 inch upper cabinets, granite counters and a large island.
Brookshire has no plan under four bedrooms. Verona starts smaller and goes bigger. If your household size is unusual in either direction, Verona has more options.
The Amenities
This is the clearest difference between the two. Verona has a clubhouse, a community pool, pickleball courts, walking trails and several lakes worked through the site, with preserve frontage on some homesites. Brookshire has none of that.
Very few Titusville neighborhoods under $450,000 offer an amenity package like Verona's, and none of the older ones do. Whether it is worth the price difference depends entirely on whether you will use a pool and a clubhouse.
The Lots
The tradeoff runs the other way here. Brookshire lots run 0.23 to 0.31 acres. Verona lots run 0.03 to 0.25 acres with a median of 0.15.
That is a meaningful gap. Brookshire gives you roughly half again as much land at the median, and the small Verona homesites are the honest cost of funding those amenities. It is worth walking both before you decide, because a 0.15 acre lot reads differently in person than on a plat.
The Money
Brookshire closed at a $427,915 median in a tight $400,000 to $472,500 range, at about $177 per square foot. Dues are $60 to $80 a month through Edison Association Management.
Verona closed at a $425,495 median in a $381,000 to $584,350 range, at about $192 per square foot. Dues are mostly semi-annual in the range of $46 to $92 through Empire Management Group, which works out lower per year than Brookshire's monthly billing.
So Verona is cheaper on dues and more expensive per square foot. Brookshire is cheaper per square foot and more expensive on dues. The median sale prices land within $2,500 of each other.
One thing that catches buyers in both: several sales closed while the parcel was still assessed as vacant land, showing tax bills under $1,000. The improved assessments reached $6,777 in Brookshire and $9,545 in Verona. Always budget from the improved number, never the one on the listing.
How Fast They Move
Verona sold in a median of eight days at 99.5 percent of the original asking price. That is the fastest market in Titusville. Brookshire took thirty seven days at 98 percent.
Neither leaves much room on price. In builder communities the negotiation happens in incentives and closing cost contributions rather than the sale price, and having your own agent registered on the very first visit is what protects that. Walk into a model unrepresented and most builders will not honor representation for that community afterward.
Which One Fits You
Choose Brookshire if you want more land, a four or five bedroom plan and the lowest price per square foot in new Titusville construction, and you do not need a community pool. Choose Verona if you want the amenities, a wider range of plan sizes, or the lower annual dues, and you are comfortable on a smaller lot.
If you want new construction with more land than either, South Carpenter Estates has custom 2020 to 2023 builds backing forty acres of conservation, and Brooks Landing from Ryan Homes has two dog parks and trails.
