La Cita wraps around the La Cita Golf and Country Club course in north Titusville. It spans eight platted sections plus gated enclaves including Bella Vista, Buena Vista, Village Woods, Fairways Edge and Hunters Green.

Twenty two of the twenty five listings here in the last twelve months mentioned golf, and fourteen had a private pool. Sold prices ran $400,000 to $1,328,500 with a $510,000 median, and homes moved in a median of twenty eight days at 97 percent of asking. It is the firmest large market in the city.

The dues are the complicated part. The single-family sections carry an annual assessment around $90 to $120. The villa and townhome enclaves carry monthly fees reaching $1,140. Country club membership is separate again from either one, and owning a home on the course does not automatically include it.

Royal Oak: The Course Closed In 2012

Royal Oak sits in central Titusville with streets named Player, Nicklaus and Travis. The Dick Wilson designed course operated from the early 1960s until roughly 2012, when it closed and the property went into foreclosure. The 150 acre site has been vacant since.

As of January 2026, the Kolter Group was seeking city approval for Gemini Lakes, a proposed residential development of about 511 units on that land, with a coalition called Royal Oak Neighbors opposing it on density and traffic grounds. The application was still working through city and state review when it was last reported.

What Royal Oak Offers Instead

The closed course is not the whole story. Royal Oak has the lowest carrying cost of any neighborhood in Titusville. Median annual property tax was $2,013, running $1,610 to $4,221. Seven of the eight recent listings reported no association at all, with one section carrying a voluntary $25 assessment.

Every home that came to market was single story on a 0.34 to 0.44 acre lot, from 1,747 to 3,464 square feet. Median sold price was $425,000 at about $178 per square foot, among the lowest in the city. Four of eight had a private pool.

Put simply: you are buying a large single story house on a good sized lot for under $180 a foot with essentially no recurring costs. That is a real value proposition regardless of what happens to the land next door.

Which One Fits You

Choose La Cita if you golf, if you want a gated enclave, or if you want the option to trade up within the same community later. Choose Royal Oak if you want a large single story house, the lowest tax bill in Titusville and no association, and you have satisfied yourself about the redevelopment question for the specific address.
