What are the most expensive neighborhoods in Cocoa Beach, FL?

Burchfiel and Bruner, The Surf at Cocoa Beach and Snug Harbor Estates carry the highest medians in Cocoa Beach, from $1,210,000 to $1,750,000, with Yacht Haven, Surfside and River Isles following above $900,000.

Two numbers sit at the top of the Cocoa Beach price list and they could not be less alike. Burchfiel and Bruner shows a $1,750,000 median off four properties. Snug Harbor Estates shows $1,210,000 off twenty three. One of those figures describes a neighborhood. The other describes four houses.

That distinction runs through this whole page. Cocoa Beach had an estimated 11,314 residents in 2025 according to Census QuickFacts, and several of its priciest plats are three streets deep. When a pocket that small turns over three properties in a year, the median is a fact about those three properties and nothing else.

Read the count before you read the price

Look at what a thin base does to the range. Burchfiel and Bruner spans $475,000 to $3,000,000 across its four properties, a spread of six to one. Bayview Park spans $600,000 to $1,325,000 across three. Neither median sits in a cluster. Each one sits in the middle of a very wide scatter, which is a different thing entirely.

Now compare that to Snug Harbor Estates, where twenty three properties changed hands, or River Isles with fifteen and Venetian Way with fourteen. Those medians have something underneath them. You can price an offer against them and expect the appraisal to agree.

The luxury end of Cocoa Beach, ranked

Burchfiel and Bruner

Burchfiel and Bruner is a small plat near Olive Avenue and Orlando Avenue holding the highest price per foot in either beach city at about $776. Homes run 1,542 to 3,526 square feet with build years from 1986 to 2025, which by Cocoa Beach standards is modern construction. Three of the four properties had a private pool and none carried an association. Four properties is the entire base, so treat the $1,750,000 median as a marker rather than a benchmark.

The Surf at Cocoa Beach

The Surf at Cocoa Beach is the only address in the city where luxury and new construction arrive together. Seventeen residences came to market in twelve months, all of them directly on the Atlantic, running 1,770 to 4,080 square feet with a median near 2,657. The $1,650,000 median rests on a real base, and prices ran $1,062,000 to $3,150,000.

Snug Harbor Estates

Snug Harbor Estates is the deepest luxury market in the city and the only one where the median is built on real volume. Twenty three properties, sixteen on navigable canals to the Banana River, fourteen with a pool, on lots from 0.12 to 0.61 acres. At $1,210,000 and about $495 per square foot it is the highest single-family median in the city. Much of it sits in unincorporated Brevard County, which changes who permits your dock.

Yacht Haven

Yacht Haven is seven properties on a dead end off Yacht Haven Drive, every one of them canal front and single story, six of seven with a pool. The $1,045,000 median is honest for what it is, but the interesting figure is the one beside it: 102 days on market at about 87 percent of the original ask.

Surfside

Surfside on Westview and Riverview was built between 1964 and 1968 and every one of its six properties was waterfront with no association. Homes run 1,560 to 3,482 square feet at about $502 per square foot, near the top of the per foot list. Budget the tax line early: a $9,541 median annual bill is among the highest in the city.

River Isles

River Isles is fifteen properties on streets named for rivers, and every single one of them is on a navigable canal. No interior tier exists here at all. A $932,500 median at about $515 per square foot is second only to Snug Harbor, and nine of fifteen carried a pool. The tax is what lands in your monthly: about $10,488 a year, the highest of any neighborhood in either beach city.

Venetian Way

Venetian Way on the north end is the most consistent neighborhood in this group, built between 1961 and 1974 with a median year of 1966 and thirteen of fourteen properties single story. Nine of fourteen were canal front, and twelve of fourteen had a private pool, the highest rate in the city. An $875,000 median at about $436 per square foot moves in nineteen days at 95 percent of asking, so there is little room to negotiate.

The Constellation

The Constellation is the luxury condominium answer that is not new construction. A 1985 building on Atlantic Avenue where every unit is a three bedroom of 2,126 to 2,492 square feet, all six of them oceanfront, at an $855,000 median and about $353 per square foot. The space is priced well. The monthly is not: $1,480 to $1,500 is the highest fee of any condominium in the city.

Bayview Park

Bayview Park on Kent Drive is the thinnest sample on this list and the clearest example of why that matters. Three properties, all four or five bedrooms between 1,900 and 3,296 square feet, two of them waterfront, producing a $729,000 median inside a $600,000 to $1,325,000 range. The Bayview Lagoon Association charges $200 a year, a rounding error next to a $10,312 median tax bill.

Where the actual ceiling is

The medians above are not where the top of this market lives. The single highest price in Cocoa Beach came out of Cocoa Beach Original Plat at $3,500,000, a neighborhood whose median is only $672,500. Downtown holds both ends of the city at once, from a $410,000 unit to a $3,500,000 property on the same plat.

After that the ceilings run: $3,150,000 at The Surf at Cocoa Beach, $3,000,000 in Burchfiel and Bruner, $2,425,000 in River Isles, $2,395,000 on Sunset Island, $2,250,000 in Snug Harbor Estates and $2,000,000 in Cocoa Isles. Five of those six are canal front. On a barrier island where nobody is dredging new water, that is not a coincidence.

One habit worth building before you write an offer at this level. Pull the parcel yourself on the Brevard County Property Appraiser site and read the assessment history rather than the seller's current bill. Long held homes in these neighborhoods can sit far below what a purchase resets to, and at a seven figure basis that gap is not small.
