Six communities delivered new homes in Titusville over the last twelve months: Brookshire by Stanley Martin, Verona by KB Home, Brooks Landing by Ryan Homes, South Carpenter Estates, Fox Lake Hammock by Surrey Homes and The Shores at Tranquility. Prices run $427,915 to $2,486,000.

Titusville has more new construction happening right now than at any point in the last twenty years, and the six active communities are genuinely different from each other. Here is every one, with the real closed numbers rather than the price sheet.

Brookshire, by Stanley Martin

Brookshire in north Titusville is the volume builder. Eighteen of twenty recent sales were new construction, built 2024 and 2025. Plans include the Webber, the Juniper and the Linden, running 1,839 to 2,856 square feet, all four or five bedrooms.

Median sold price was $427,915 at about $177 per square foot, the lowest of any newer construction in the city. Lots run 0.23 to 0.31 acres and dues are $60 to $80 a month. No community amenities, which is why the lots are larger.

Verona, by KB Home

Verona in south Titusville is the amenity play. A clubhouse, community pool, pickleball courts, walking trails and lakes, which almost nothing else in this price band offers.

Plans run 1,696 to 3,759 square feet with three to six bedrooms. Median sold price was $425,495 at about $192 per square foot, with dues mostly semi-annual at $46 to $92. Lots are small at 0.03 to 0.25 acres, the honest cost of the amenities. It is also the fastest market in Titusville at an eight day median.

Brooks Landing, by Ryan Homes

Brooks Landing in north Titusville has a playground, two dog parks and walking trails, sitting directly across from Chain of Lakes Park. Homes are 2024 and 2025 construction, all single story, 1,823 to 2,144 square feet with three bedrooms plus a flex room.

A 2025 closing came in at $462,197. Listings describe the development as almost finished, so what is left is increasingly resale rather than builder inventory. Dues were reported from $95 to $375, mostly monthly, which is a wide enough spread that you need the exact number for the address.

South Carpenter Estates

South Carpenter Estates is the custom option. Every home was built 2020 to 2023, and several back onto more than forty acres of protected conservation land that cannot be developed.

Homes run 2,181 to 2,706 square feet, all four bedrooms with three car garages. One recent sale was a Bombay II model with solid poured concrete construction and exposed wood beams. Median sold price was $556,750 at about $233 per square foot, with flat $500 annual dues. It also has more negotiating room than you would expect at a 94 day median and 95 percent of asking.

Fox Lake Hammock, by Surrey Homes

Fox Lake Hammock is the small one, built 2022 and 2023 near Fox Lake Park. All three recent sales were single story four bedrooms of 2,065 to 2,194 square feet, two with a pool, one on a waterfront pond lot backing protected wildlife preserve.

Median sold price was $467,000 at about $226 per square foot, with dues of $330 quarterly.

The Shores at Tranquility

Tranquility is the top of the market by a very wide margin. A gated waterfront community on the Indian River delivering custom estates in 2025 and 2026, with builders including Hulbert Homes and to be built options from 2,400 to 4,320 square feet.

The first closing came in at $2,486,000 at about $650 per square foot. A marina, town center, clubhouse, resort style pool, fitness center and pickleball are planned. In a community still under construction, planned amenities need a delivery date in writing, and dues in recent listings ranged from $524 to $2,248.

The Tax Trap In All Of Them

This catches new construction buyers in Titusville over and over. Several sales in Brookshire, Verona, Brooks Landing, South Carpenter Estates and Fox Lake Hammock closed while the parcel was still assessed as vacant land, so the listing showed a tax bill under $1,000.

The improved assessments in those same communities reached $6,777, $9,545, $6,900, $6,851 and $6,371. If you budget from the number on the listing, your monthly payment estimate will be off by several hundred dollars. Always ask for the improved figure.

Register Your Agent On The First Visit

The sales representative at a model home works for the builder, not for you. Nearly every builder requires your agent to register with you on your very first visit. Tour alone on Saturday and bring an agent Wednesday, and most builders will not honor the representation for that community afterward.
