The floor plans repeat, and knowing the names helps. The Webber is a 2,210 square foot single story with four bedrooms and three baths. The Juniper is the smaller two story. The Linden puts a guest suite downstairs with the open kitchen, island and oversized pantry. Every plan we tracked included a covered lanai off the family room.
Sizes run 1,839 to 2,856 square feet with four to five bedrooms and two to four baths, on lots between 0.23 and 0.31 acres. Twelve of the twenty were two story, which is unusual for Titusville and worth knowing if you want everything on one level.
The pricing is remarkably tight. Everything closed between $400,000 and $472,500 at about $177 per square foot, and sales landed at 98 percent of the original asking price. When a builder controls the inventory there is not much room to negotiate on price, so the leverage tends to sit in incentives and closing cost contributions instead.
