In Cocoa Beach the strongest oceanfront buildings are The Surf at Cocoa Beach for new construction, Xanadu and 2100 Towers for space per dollar, Stonewood Towers for turnover, and Majestic Seas for a low fee on the sand.
Drive Atlantic Avenue from the pier south and you pass roughly fifty years of construction in about four miles. A 1972 four story with a breezeway sits two hundred feet from a 2022 tower with ten foot ceilings, and both have the same ocean out the back. That is the problem with shopping Cocoa Beach oceanfront by photograph.
Ocean Beach Boulevard carries a second run of buildings a block behind Atlantic, and two of the better values per foot sit on it. What follows ranks the towers by age, unit size, monthly fee, and where those three land on a price per square foot.
One honest note first. A 1970s tower and a new build are not competing products. They carry different costs and different maintenance horizons, and pretending otherwise is how buyers get surprised in year two.
Read the year built before you read the view
Cocoa Beach put up most of its oceanfront between 1972 and 1985, built almost nothing on the sand for thirty years, then delivered The Surf at Cocoa Beach from 2020 to 2025 with Kaia Residences behind it. That gap is why price per foot here runs from about $296 to about $612, and why a $585,000 two bedroom and an $855,000 three bedroom tell you nothing side by side.

1. The Surf at Cocoa Beach
The Surf at Cocoa Beach sits at the top of the market: residences of 1,770 to 4,080 square feet, three to four bedrooms, a $1,650,000 median and about $612 per square foot. Fees run $850 to $1,200, and on a building this new that money funds a forward schedule rather than catching up on deferred work. Expect to wait: a 217 day median, with developer pricing holding at one hundred percent of asking.
2. Xanadu
Xanadu is the best value per foot on the sand. Built in 1983 on Atlantic Avenue, nothing here is under 1,761 square feet and the largest plans reach 2,630, yet the median was $659,000 and the price per foot lands near $319. The fee is a flat $995 for every unit, which removes a variable.
3. Stonewood Towers
Stonewood Towers is the most liquid oceanfront building in the city. Fourteen units came to market in twelve months out of this 1980 building, so there is usually inventory and real comparables to price against. Two and three bedrooms run 1,317 to 2,170 square feet, a $639,000 median at about $410 per foot, fees $806 to $947.
4. Majestic Seas
Majestic Seas went up in 1996 on Ocean Beach Boulevard, two decades newer than most Atlantic Avenue stock. Units run 1,564 to 2,445 square feet, the median was $700,000 at about $406 per foot, and the $778 to $793 fee is one of the lowest on the oceanfront. The offset is a median tax bill near $8,581, so look at both together.
5. Emerald Seas
Emerald Seas is its 1992 neighbor: 1,602 to 2,394 square foot two and three bedrooms, a $650,000 median, the same $406 per foot, fees of $960 to $990. It moves faster than almost anything oceanfront here, a 34 day median at about 95 percent of asking. The $8,534 median tax belongs in your monthly from the first showing.
6. The Constellation
At The Constellation, a 1985 building on Atlantic Avenue, every unit is a three bedroom of 2,126 to 2,492 square feet. The median was $855,000 at about $353 per foot, so the space is well priced. The fee is not: $1,480 to $1,500 is the highest of any condominium in Cocoa Beach, roughly $18,000 a year, against a low $4,605 tax bill.
7. 2100 Towers
2100 Towers dates to 1975 and its two bedrooms run from 1,400 to 2,543 square feet. That size is why the price per foot lands near $315, the lowest for direct oceanfront here, on a $505,000 median. The catch is a fee spread of $942 to $1,598, the widest inside any single Cocoa Beach building.
8. Windrush
Windrush was built in 1979 with 1,271 to 1,852 square foot two and three bedrooms. A $620,000 median at about $347 per foot is solid for a beachfront address, and fees sit in a tight $855 to $884 band. The number to watch is an $8,237 median tax bill, high at this price point.
9. Beach Winds
Beach Winds is the cheapest oceanfront building in Cocoa Beach to hold. Built in 1978 across two phases, units run 1,464 to 2,942 square feet, the median was $575,000 at about $324 per foot, fees are $738 to $858, and the median tax bill is only $3,494. It also carries the widest asking to closing gap on the beach, about 82 percent of the original ask after 75 days.
10. Boardwalk
Boardwalk is the simplest building on this list. Built in 1984, every unit is the identical 1,296 square foot two bedroom, and prices landed in a $60,000 band from $559,500 to $620,101. That is about $451 per foot on a $1,050 to $1,075 fee. You are choosing floor, view and condition.
11. Magnolia Bay, the river side alternative
Magnolia Bay is not oceanfront. It faces the river side of the island on Julep Avenue, built in 2006 and 2007, and it belongs here because it answers the question oceanfront shoppers eventually ask. Every unit is a three bedroom over 2,100 square feet, the median was $625,000, and $296 per foot is the lowest of any waterfront building here.

The 1970s tower versus the new build
A 1975 unit at 2100 Towers and a 2022 residence at The Surf are both oceanfront Cocoa Beach condominiums and have almost nothing else in common. The older tower gives you more square feet per dollar and a lower entry price. The newer one gives you current construction and a fee schedule built around a building that has not aged yet. What decides it is how long you plan to hold.
On a building of any age, ask for the reserve study, the milestone inspection report and the last twelve months of board minutes before you close.
