Which Cocoa Beach neighborhoods offer the best value?
River Bend at about $189 per square foot, Diamond Bay at about $264 and Magnolia Bay at about $296 are the lowest cost per foot in Cocoa Beach. Forest Isles at about $308 is the value entry on the single family side.
Price per square foot is the only figure in Cocoa Beach that lets you compare a 2001 three bedroom on the river to a 1965 ranch three streets inland. It runs from about $189 to about $776, a four to one spread in one small town.
Nothing at the bottom of that spread is cheap by accident. Every low number buys something specific with something specific: an older structure, a river view instead of an ocean one, a shared wall, no water at all, or a fee that takes back what the price gave. So this page sorts by what you give up rather than what you pay.
The lowest price per square foot in Cocoa Beach
Twelve addresses sit under $360 per foot: River Bend $189, Diamond Bay $264, Magnolia Bay $296, Forest Isles $308, 2100 Towers $315, Xanadu $319, Beach Winds $324, Windrush $347, Del Rio Townhouse Villas $352, The Constellation and Sandcastles $353, Cocoa Beach Club $355.
Notice what is missing. No canal front single-family neighborhood appears, because canal frontage runs $385 to $534 per foot and does not go lower. If price per foot governs your search, you are shopping river side buildings and dry streets.
Value where you give up the ocean view
River Bend
River Bend holds the lowest price per foot in either beach city and it is not close. A 2001 waterfront building on Atlantic Avenue where every unit is a three bedroom of 2,050 to 2,450 square feet, at a $415,000 median, a flat $860 fee and a $4,662 tax bill. About $189 per foot is half what most beachside buildings command. The tradeoff: waterfront but not on the Atlantic, and four units is a thin base.
Diamond Bay
Diamond Bay on Pinellas Avenue was built in 1994, one of the newer waterfront buildings here. Units run 1,511 to 2,505 square feet, the median was $465,000, and the $705 to $745 fee is low for waterfront. The tradeoff: no ocean, thin turnover, a structure past thirty. The upside is in the same column, 102 days at 89 percent of the ask.
Magnolia Bay
Magnolia Bay on Julep Avenue is the newest waterfront building of any size here, built in 2006 and 2007. All eight units face the river side, every one a three bedroom over 2,100 square feet, at a $625,000 median on a $845 to $875 fee. The tradeoff: a $7,135 tax bill, 98 days on market, and the highest entry price of these three. At about $296 per foot you pay for age and space instead of a horizon.
Value where you give up building age
Four Atlantic Avenue buildings from the 1970s and 1980s sit near the bottom of the per foot list. Windrush is the fourth, a 1979 building at about $347 with an $855 to $884 fee and an $8,237 tax bill.
2100 Towers
2100 Towers dates to 1975, sits on the Atlantic, and its two bedrooms run from 1,400 up to 2,543 square feet, enormous for the bedroom count. That size is why about $315 per foot is the lowest for true oceanfront here. The tradeoff: a fee from $942 to $1,598, a $656 swing inside one address. Two units at the same price are not the same purchase.
Xanadu
Xanadu was built in 1983 and nothing in it is under 1,761 square feet. A $659,000 median at about $319 per foot buys more oceanfront square footage than almost anything here, and the flat $995 fee removes a variable. The tradeoff: a $7,101 tax bill on top of that fee.
Beach Winds
Beach Winds went up in 1978, with oceanfront units from 1,464 to 2,942 square feet and a $575,000 median at about $324 per foot. Fees run $738 to $858 and the $3,494 tax bill is the lowest of any condominium in the city, which makes the all in monthly the cheapest on the oceanfront. The tradeoff is the 1978 structure, and closings landing at about 82 percent of the original ask.
Value where you give up the water entirely
Forest Isles
Forest Isles on June and Rose was built between 1965 and 1967 and holds the best per foot number on the single-family side at about $308. Homes run 1,710 to 2,920 square feet, three of five carry a pool, none carry dues, median $610,000. The tradeoff: one of five properties touches water, which is the whole reason the number is what it is, and you own a house approaching sixty plus every exterior cost. In exchange, 103 days at 88 percent of the ask gives a buyer real room.
The counterexample matters. Cleggmoor is also dry, mid century and without dues, yet runs about $447 per foot, because its houses are small at 1,215 to 1,598 square feet. Skipping the water does not buy space. Forest Isles works because it pairs no water with large plans.
Value where you give up a detached house
Del Rio Townhouse Villas near Corona Avenue, built 1981 to 2003, runs 1,496 to 2,619 square feet at a $650,000 median and about $352 per foot, with a one time fee rather than a recurring assessment, rare for attached housing. The trap: a low price per foot a fee takes back
The Constellation looks like value on paper. Every unit is an oceanfront three bedroom of 2,126 to 2,492 square feet at about $353 per foot, better space per dollar than most of Atlantic Avenue. Then you read the fee: $1,480 to $1,500 a month, roughly $18,000 a year, the highest of any condominium here. A low $4,605 tax bill narrows the monthly gap but does not close it.
Sandcastles makes the point again: identical 1,286 square foot units at about $353 per foot, yet fees run $830 to $1,090. Price per square foot answers how much building you get, not how much money leaves your account. Whatever building you land on, ask for the reserve study, the milestone inspection report and the last twelve months of board minutes before closing.
