A new construction agent in Viera earns their keep in the places buyers cannot see. Lot premiums that are negotiable and lot premiums that are not. Which structural options have to be decided before permitting and which can wait. What a builder will move on when they are trying to close out a phase, and what they will never move on. When to push on price and when to push on the design center allowance instead, because one of those is usually easier for the builder to say yes to.

None of that costs you anything. In new construction the builder pays the buyer agent commission out of a budget they have already set. Walking in alone does not get you a lower price. It just means nobody is reading the contract on your behalf.

Register Your Agent Before You Walk In

They do not overlap as much as people assume. Del Webb builds the 55 and better community. Viera Builders carries the widest range of product, from maintenance-free villas up through larger single-family homes. Christopher Burton and AR Homes sit at the custom and luxury end. Knowing which two or three actually fit your budget and your lot preference saves you a month of Saturdays.

The process we use is built around the two moments that decide whether a new build goes well: the day you pick the community, and the day you sign the contract.

Before you tour, we narrow the field. Budget, lot size, single story versus two, how long you are willing to wait, and whether you want maintenance-free or a yard of your own. That usually cuts ten communities down to three.

We register you and tour with you. You get an honest read on each community, including the parts the model home tour skips. Lot orientation, what is planned for the vacant land behind the community, construction timelines that are realistic rather than optimistic.

We read the contract before you sign it. Builder contracts in Florida are long and they are not neutral. We walk through the escalation language, the delay provisions, the warranty terms, and what happens to your deposit under each scenario.

We stay through construction. Walkthroughs at framing and at pre-drywall, punch list at the end, and someone to call when a date slips. A build in Viera commonly runs eight to fourteen months from contract to keys. That is a long time to have nobody in your corner.
