Rockledge doesn't get the attention Viera and the beaches do, and that's part of why it keeps showing up on my clients' short lists. It sits right in the middle of Brevard County, on the west bank of the Indian River, with a straight shot to Melbourne to the south, Cocoa and Merritt Island to the east, and the Viera job and retail corridor a few minutes north. Here's where the Rockledge market actually stands as of August 2026.

Rockledge Market Snapshot: August 2026

  • Median home price: roughly $400,000 to $415,000 depending on which data set you use, essentially flat to slightly down year over year
  • Median list price in the 32955 ZIP: around $360,000, which sits below the sold median because of the condo and villa inventory in the mix
  • Days on market: roughly 56 to 71 days, meaningfully slower than the frenzied stretch of a few years ago
  • Brevard County single-family median: in the $366,000 to $375,000 range, so Rockledge continues to price above the county as a whole
  • 30-year fixed mortgage rate: 6.67% for the week of August 13, 2026, per Freddie Mac's weekly survey, down slightly from 6.69% the week prior

The honest summary: this is a balanced market with a slight tilt toward the buyer. Not a crash, not a boom. Priced-right homes still move. Overpriced homes sit, and then they reduce.

What's Happening With Rockledge Prices

Rockledge values have basically gone sideways over the past twelve months. Depending on which source you check, the median is flat to down a couple of percent year over year. After the run-up Brevard County saw between 2020 and 2022, flat is not a bad outcome, and it's a very different story from the double-digit correction some buyers spent two years bracing for.

What's driving it is straightforward. Payments are still expensive at high-6% financing, so buyers are price-sensitive in a way they weren't three years ago. At the same time, Rockledge has real, persistent demand from people who work in the Viera and Melbourne corridors and want a shorter commute than the beaches allow. Those two forces have roughly cancelled each other out.

Price also varies a lot inside the city. Waterfront and near-water homes along Rockledge Drive, with the Indian River in front of them and mature oaks over the road, trade in a completely different band than the 1970s and 1980s ranch homes off Barnes Boulevard or Fiske Boulevard. When someone quotes you "the Rockledge median," the useful follow-up question is: which Rockledge?

How Long Homes Are Taking to Sell

Depending on the data source, homes in the 32955 ZIP are averaging somewhere between 56 and 71 days on market. For context, the Space Coast Association of REALTORS reported a countywide average around 44 days earlier in 2026, so Rockledge is running a bit slower than Brevard as a whole right now.

What that means in practice: the first two weeks matter more than they have in years. Homes that come out at the right number get their showings early and go under contract inside the first month. Homes that come out ten percent high burn through their best traffic, sit, take a reduction, and then often sell for less than they would have with correct pricing on day one. That pattern is the single most expensive mistake I see sellers make in this market.

Inventory and the Mortgage Rate Picture

Countywide, months of supply has been running under four months, which is still historically tight. Brevard's inventory did climb off the extreme lows of 2021 and 2022, but there's no oversupply here in the way there is in parts of southwest Florida.

Rates have been the whole story for two years running. Freddie Mac's weekly survey put the 30-year fixed at 6.67% for the week of August 13, 2026, down from 6.69% the week before. That's off the peaks, but nowhere near the 3% money that shaped everyone's expectations. Most of my buyers have made peace with it, and a lot of them are structuring around it with rate buydowns, seller concessions, and adjustable products where the timeline actually justifies it.

What this means if you're buying in Rockledge

You have negotiating room you didn't have in 2021. Ask for concessions. Ask for a rate buydown. Ask for repairs. On a home that's been sitting 45-plus days, you are the most interesting person in that seller's inbox and you should negotiate like it. Also: get fully pre-approved before you shop. In a balanced market, the offer with clean financing and a realistic timeline routinely beats a slightly higher offer with question marks attached.

What this means if you're selling in Rockledge

Price to the last 90 days of closed sales, not to what your neighbor listed at in 2022. Then handle the two things Brevard buyers always ask about: the roof and the HVAC. In this market, a home with a documented recent roof and a serviced air handler outsells an identical home without them, and it usually sells faster. Pre-listing prep and professional photography still pay for themselves several times over here.

Rockledge Neighborhoods Worth Knowing

  • Rockledge Drive. The historic river road. Oaks, Indian River views, and the highest price points in the city. Limited supply, so listings here don't follow the citywide median.
  • Levitt Park. Established, walkable, mid-century housing stock with a real neighborhood feel and easy access to US-1.
  • The Rockledge Country Club area and Turtle Creek. Golf-adjacent, mature landscaping, popular with buyers who want established rather than brand new.
  • The Viera Boulevard and Murrell Road corridor. Newer construction on the north end, closest to Viera's shopping, medical, and dining without paying Viera prices.
  • The Barnes Boulevard and Fiske Boulevard corridors. The workhorse of Rockledge inventory. This is where most first-time and move-up buyers find their entry point.

Why Buyers Keep Choosing Rockledge

Location is the whole pitch. From central Rockledge you're roughly 20 minutes to Melbourne, about 15 to Cocoa Beach, 10 to Viera's Town Center, and about 45 minutes to Orlando International Airport via I-95 and the Beachline. You get Brevard's A-rated school district, no state income tax, and a median price that runs below Viera and well below the beachside towns. For a lot of families that arithmetic is the entire decision.

Frequently Asked Questions

What is the median home price in Rockledge, FL right now?

As of August 2026, roughly $400,000 to $415,000 depending on the data source, essentially flat year over year. The 32955 ZIP median list price runs lower, closer to $360,000, because it includes condos and villas.

Is Rockledge a buyer's market or a seller's market in 2026?

Balanced, with a modest edge to buyers. Inventory is up from the historic lows, homes are averaging roughly two months on market, and sellers are negotiating on price and concessions again.

Are home prices going down in Rockledge, FL?

Not meaningfully. Most measures show Rockledge flat to down a couple of percent over the past year, which reads as a plateau rather than a decline.

Is Rockledge cheaper than Viera?

Generally, yes. Rockledge's older and mid-century housing stock typically prices below Viera's newer construction while keeping you in the same central Brevard commute and the same school district.
