If you're researching new construction in Viera, Florida, Farallon Fields is likely already on your radar. But with multiple collections, lot sizes, elevations, and pricing tiers, it can be hard to know which floor plan actually fits your lifestyle. We drove through the community with Susie from Viera Builders to break it all down.

The Halo Collection (55-ft Lots) — Formerly the Pangea Collection

The newest release in Farallon Fields is the Halo Collection on 55-foot lots. If you're familiar with the Pangea neighborhood in Viera (now largely sold out), these are the same interior layouts with some modifications — just renamed for this location. Base pricing runs from $546,400 to $681,400, not including lot premiums, options, or upgrades.

Square footage ranges from 2,172 to 3,243 sq ft, depending on the plan. The standout in this collection is the Holland floor plan (formerly the Sterling) — a fan favorite because it offers the owner's suite downstairs, secondary bedrooms up, and a rare 3-car garage on a 55-foot lot. Most 55-foot homes in this area come with 2-car garages, so the Holland is highly sought after.

The cul-de-sac lots in the Halo Collection are especially desirable — oversized pie-shaped lots with water views. These typically sell quickly and carry a lot premium, but the extra space and positioning are worth it for buyers who want them.

Buying "Off Paper" — What You Need to Know

Since Pangea is mostly closed out, there are limited model homes to walk for the Halo Collection. This means many buyers will be purchasing "off paper" — reviewing floor plans and renderings without walking a finished version of the exact model. It's important to feel comfortable with that process, and it's exactly where having a good agent helps. The Asher Collection (65-ft Lots) — 3-Car Garage Homes

Released about a month and a half before filming, the Asher Collection on 65-foot lots offers predominantly 3-car garage homes. The lot width gives homes more breathing room and the floor plans tend to be larger. The collection's range:

  • Starting at 2,570 sq ft — 3 bedroom, flex space, 3 bath, 3-car — from $637,400
  • Up to 3,647 sq ft with bonus room (the August plan) — $784,000

The Asher homes are positioned along lots with predominantly water views — a product of what was on this land before development began. If you want water views in Farallon Fields, the Asher section is worth prioritizing.

The 45-ft Lots — Claire & Mid-Century Modern

The 45-foot lot collection features a mid-century modern exterior elevation and includes the popular Claire floor plan. The Claire is a loft-style plan — all bedrooms and the laundry room are upstairs, making it a great option for families with young children where parents want everything on the same level. It's a narrower home but longer on the lot, and models in the connected Crossmolina section are finishing up so you can walk comparable floor plans today.

Behind-the-Gate — 60 & 75 ft Spanish Colonial Estates

The most exclusive section of Farallon Fields is Behind-the-Gate — a brand new collection that Viera Builders has never built before, featuring 60 and 75-foot wide lots with Spanish Colonial architecture. These homes sit between the 65-foot Asher collection and the luxury Laurasia neighborhood in terms of positioning and finish level — more tile standard, higher ceiling heights, taller baseboards without having to add them as upgrades.

The 60-foot lots are currently released; the 75-foot lots are coming soon. Since this is a completely new collection, buying here now means going off paper — but Rachel's approach is to walk clients once homes reach drywall stage, which gives a much clearer feel for the layout and scale.

What's Coming Next to Farallon Fields

A commercial area called Addison Square 2 is planned near the Pineda Causeway with a grocery anchor and retail — consistent with the Viera master plan's goal of having walkable/golf-cart-accessible amenities throughout the community. A Montessori school is already nearby and golf-cart accessible from the Farallon Fields sections.

Once Crossmolina sells out, the next phase of Farallon Fields (featuring 50 and 60-foot lots in a new named collection) is expected to open. Sales have been moving faster than anticipated, so that timeline could arrive sooner than expected.
