Which Titusville neighborhoods have no HOA?
Sherwood Estates, Sherwood Lakes, Titusvillage, Hunters Ridge, Kirkwood and The Hills reported no association on every recent sale. Royal Oak reported none on seven of eight. Median prices across them run from $428,950 to $574,500.
No HOA is one of the most common requirements buyers bring to Titusville, and it is one of the reasons people leave central Brevard for the north end of the county. Boat, RV, work truck, a fence you chose yourself, a color you like: none of it needs a committee's approval in these neighborhoods.
Here are the six where every property that came to market in the last twelve months reported no association, plus one that is close.
Sherwood Estates
Sherwood Estates is the largest of them, fourteen of fifteen recent listings with no association. Built 1967 to 1992 in north Titusville on streets named out of the Robin Hood legend, with third acre lots under mature oaks.
Median sold price was $428,950, and nine of fifteen homes had a private pool. It is also the most negotiable large neighborhood in Titusville, closing at about 92 percent of the original asking price after a 96 day median.
Titusvillage
Titusvillage is the one to look at if you want a large house without an association. All nine recent listings reported none, on homes running 2,057 to 4,645 square feet with up to six bedrooms, on lots from a quarter acre to 1.22 acres.
Median sold price was $564,950. The catch is the tax bill: a $7,296 median, the highest of any single-family neighborhood in Titusville, which is what large square footage on large lots gets you.
Hunters Ridge
Hunters Ridge combines no association with genuinely large lots. The smallest that traded was 0.51 acres and the largest 1.27, and the streets have sidewalks, which most large lot neighborhoods do not.
Median sold price was $490,000, and the median annual tax was $2,656 in a tight $2,299 to $2,775 band. Between no dues and low predictable taxes, this is one of the cheapest large houses to carry in the city.
Kirkwood
Kirkwood sits in unincorporated Titusville on a closed loop street, so the only traffic is people who live there. Every lot is at least an acre, up to 1.62, and every recent sale reported no association.
Median sold price was $574,500 on homes of 2,642 to 3,274 square feet, with a median annual tax of $2,950. One recent listing specifically noted flood insurance is not required. Being unincorporated changes which services you get, which is worth understanding before you buy.
The Hills
The Hills, next to Windover Farms, is where the no HOA point gets stated most directly in the listings. One described a long driveway with room for an RV, a boat, a trailer and multiple vehicles with no HOA restrictions to worry about.
Lots run 0.55 to 1.21 acres, three of four recent listings had a pool, and one property has its own stocked pond. Median sold price was $440,000.
Sherwood Lakes
Sherwood Lakes is the fastest moving of the six, a fourteen day median. Built 1990 to 1993, every home falls in a narrow 2,268 to 2,464 square foot band, so you are choosing on condition and lot rather than size. Median sold price was $437,500, with all eight recent listings reporting no association.
The Honest Tradeoff
No association means nobody maintaining common areas, no reserve fund and no architectural standard holding your neighbors to anything either. On a street where that works, it is freedom. On a street where it does not, there is no mechanism to fix it. Drive the neighborhood at different times of day before you decide.
These are also mostly older neighborhoods. Sherwood Estates has a median build year of 1974, Hunters Ridge 1992, Kirkwood 1988. Roof, AC, water heater and electrical panel ages are where your money goes instead of dues, so the inspection matters more here than in a 2024 build.
