What are the most expensive neighborhoods in Cocoa, FL?

Crestview leads Cocoa near $1,512,500, followed by Riverside Landing near $835,000, Carlton Terrace near $737,297 and Whitley Bay near $707,500. Cottages at Cocoa Village and Riverwalk of Cocoa lead the new build side.

Luxury in Cocoa does not look like luxury in a gated golf community. There is no single street where the expensive houses line up. There are four or five separate answers, and two of them are so internally split that the middle number tells you nothing useful.

What ties the top of this market together is frontage on the Indian River, or being new, or having an acre under you. Price per square foot at the top runs $259 to $321, which is still well under barrier island numbers, and that gap is most of the reason relocation buyers end up looking here at all.

Here is the top tier as it trades, with the split stated wherever the middle number hides it.

The Riverfront Tier

Crestview

Crestview holds the highest typical price in Cocoa at roughly $1,512,500, and it is also the most misleading number on this page. The neighborhood sits on Indian River Drive between State Road 520 and State Road 528, and it splits cleanly. Frontage on the river has reached $1,995,000. The inland Grandview Circle side has traded near $397,000. Same neighborhood, five times the price, and the only variable that matters is whether the back yard ends at the water.

Houses date from 1936 to 1965 and run 1,574 to 5,726 square feet on lots from a quarter acre to an acre and a half. Impact windows and screened pools are common, annual tax on the high side has run past $12,000, and everything here is public water on septic. These move fast when priced right, often inside three weeks.

Carlton Terrace

Carlton Terrace carries the same problem in a bigger sample. Typical pricing is $737,297, but the range runs $345,000 to $1,850,000 across sixteen houses. Ten of them sit directly on Indian River Drive. The rest are inland on Bellair Drive, Belmont Drive, Clairemont Drive, Meridian Avenue and Mac Farland Drive, and those are ordinary mid century houses at ordinary mid century prices.

Read it as two neighborhoods. The river side is estate territory with metal roofs, balconies and around a hundred feet of frontage. The inland side is a 1950s street with big trees. Nine of sixteen have a pool, the association is voluntary at $100 a year, and these take about eleven weeks to trade.

Riverside Landing

Riverside Landing is the highest price per square foot in the city at about $321. Three residences, one 2004 building on the quiet south end of Riverside Drive, every unit 2,600 square feet and four bedrooms. Impact windows, storm shutters, a dock, elevators, a spa, storage and off site management. Typical pricing near $835,000 with monthly dues of $1,287. Nothing here trades often, so patience is part of the purchase.

Whitley Bay

Whitley Bay is the largest luxury inventory in Cocoa, twenty residences in the 2004 tower at Delannoy Avenue and Indian River Drive. Plans run 2,101 to 2,910 square feet, typical pricing near $707,500 and the top of the range at $915,000. Every unit faces water, monthly dues start around $1,030, and annual tax at the high end has run past $11,000. Budget about three months of time on market.

The New Build Tier

Riverwalk of Cocoa

Riverwalk of Cocoa is the widest range on the new side: $529,000 to $1,248,000, typically near $608,145. It is gated, on First Light Circle off Indian River Drive, built 2024 through 2026 with metal roofs, block and stucco, a community boat dock and monthly dues of $210. Homes run 2,020 to 3,278 square feet. The spread here is plan and lot, not water, since none of these front the river directly.

Cottages at Cocoa Village

Cottages at Cocoa Village is the only luxury address you can walk from. Four 2024 and 2025 townhomes on Florida Avenue, 1,622 to 2,522 square feet, impact windows, balconies, public sewer, $150 a month. Typical pricing near $623,425 at about $285 per square foot. These sat a long time, roughly seven months, which is normal for a small attached product with no comparable next door.

Summer Breeze Plantation

Summer Breeze Plantation is the tight one: five houses on Breezy Point Lane built 2019 to 2021, 2,266 to 3,272 square feet on lots near half an acre, $545,000 to $649,999. Dues are $300 to $500 a year. It sits out toward Canaveral Groves, which is its own community, so understand you are buying newer construction and space rather than proximity to anything.

The Land And Water Tier

Shade Tree Estates

Shade Tree Estates is three acre lots on one street off Friday Road, built 1991 to 2001, 1,793 to 2,926 square feet, heated salt water pools and pond frontage. Typical pricing near $600,000, no association, and it moves in under a week when something comes up. This is the version of luxury that is measured in land rather than address.

Poinsett Shores

Poinsett Shores is the freshwater high end, on Lake Poinsett west of the city on the St Johns side. Typical pricing near $599,900 and true lakefront to $1,000,000 at about $285 per square foot, with boat lifts standard. No dues, septic, and every home touches water or a navigable canal.

High Point

High Point is the sleeper at the top of the mainland: 1970s and early 1980s houses on Nottingham Lane, Buckingham Lane, Fairfax Lane and Forest Hill Drive that run $405,000 to $840,000, typically near $599,500. Eight of twelve have a pool, dues are $132 to $150 a year, and the community owns a dock and launch on the Indian River. Public sewer, which is unusual on this list.

How To Read A Split Neighborhood

Small neighborhoods with mixed frontage break every average. Crestview and Carlton Terrace are the two that will fool you, and Broadview Manor is a third: typical pricing near $565,000 but a top of $1,775,000 on one riverfront parcel. If somebody quotes you a median for any of these, ask which half it describes.

Three checks settle it before you tour. Pull the parcel on the Brevard County Property Appraiser site and read the actual lot dimensions, water frontage and assessed value rather than trusting a description. Run the address through the FEMA Flood Map Service Center, because at this price the flood premium is a line item, not a rounding error. Then confirm the tax basis: annual tax across these neighborhoods runs from about $547 on a long held High Point house to over $12,000 on a Crestview estate, and your number resets at closing. Which is the best value at the top of the Cocoa market?

On a per square foot basis, Summer Breeze Plantation at $233 and Shade Tree Estates at $240 buy the most house. Both are newer or newer feeling, both sit west of the water, and neither carries meaningful dues. You give up the river and the walk to the Village, which is exactly what the riverfront premium is paying for.

Are the luxury neighborhoods in Cocoa on city sewer?

Not most of them. Crestview, Carlton Terrace, Broadview Manor, Shade Tree Estates, Poinsett Shores and Summer Breeze Plantation all run septic. The condo buildings, Cottages at Cocoa Village, Riverwalk of Cocoa and High Point are on public sewer. On an older riverfront house, drainfield age belongs in the inspection alongside the roof.
