Six stories of solid concrete construction sitting on the river at the south end of Riverside Drive, built in 2004, with a secured lobby, elevators, fire sprinklers throughout and twenty four hour security. There are very few units in it, which is why one becomes available only occasionally and why the sales history here is measured in a handful of transfers rather than dozens.

The floor plans are the reason people seek this building out. Every unit runs 2,600 square feet, four bedrooms, laid out on one level, and the ones that trade are typically end units. That is house sized space with no stairs and no yard, which is a combination almost nothing else in Cocoa offers. Owners have used the extra bedrooms as offices with built in cabinetry, and several units have had full kitchen and flooring renovations since 2020.

The monthly figure is $1,287 and it is more inclusive than most. It covers cable and internet, building insurance, grounds and structure maintenance, pest control, water, sewer and trash. Two things to plan for. Access is from behind the building off Delannoy Avenue rather than from Riverside Drive itself, and there is no street parking on Riverside, so learn the approach before your first showing. And Florida requires milestone inspections and structural integrity reserve studies for condominium buildings three stories and taller. Ask for the most recent reports, the reserve funding plan and the board minutes covering them. On a 2004 concrete building that homework is straightforward, but it still has to be done.

The building sits at the southern edge of Cocoa Village, right on the Indian River, on a stretch of Riverside Drive that carries very little traffic. Access comes from US 1 by way of Rosa Jones Drive or Florida Avenue, then Derby Street and Delannoy Avenue, with entry and parking from behind the building. Cocoa Village, the historic downtown district at the west end of SR 520, begins a short walk to the north.

SR 520 crosses the river just above the Village and runs east to Merritt Island, Cocoa Beach and Port Canaveral, generally fifteen to twenty minutes to the beachside. Westbound, 520 reaches I-95 in under ten minutes and continues toward Orlando, with the airport roughly an hour out by way of 528. Launches from the Cape are visible from the east facing balconies.
