Is Cape Canaveral cheaper than Cocoa Beach?
Yes, substantially. Avon by the Sea is one plat that straddles the city line. On the Cocoa Beach side the median sale was $675,000. On the Cape Canaveral side, the same streets, it was $500,000.
Buyers looking at the north end of the Space Coast beach almost always end up comparing these two cities, and the honest answer is that you are choosing between the same ocean at two different price points. Here is exactly what the gap costs and what it buys.
The Cleanest Comparison On The Space Coast
Avon by the Sea is a single old plat running along the president streets. Part of it sits in Cocoa Beach, part in Cape Canaveral. Same sand, same distance to the water, same street names.
The Cocoa Beach side ran a $675,000 median at about $407 per square foot, and it sold in a median of nine days. The Cape Canaveral side ran a $500,000 median at about $389 per square foot, and took fifty two days.
That is a $175,000 gap on effectively identical property, plus a market that gives you six weeks to think instead of nine days.
Where Cape Canaveral Wins On Price
The pattern holds across the condominium market. Puerto Del Rio traded at about $216 per square foot on three bedroom waterfront units over 1,800 square feet. Solana on the River was $225. Shorewood is oceanfront at about $236 with sales starting at $360,000.
Compare that to Cocoa Beach oceanfront: Xanadu at $319 per foot is one of the cheaper buildings there, and most run $350 to $450.
Bayside in Cape Canaveral also carries the lowest median property tax bill of any address in either city at $3,120.
Where Cocoa Beach Wins
Cocoa Beach has the canals, and Cape Canaveral does not. If you want a house with a dock in your back yard running to the Banana River, Cocoa Isles, River Isles, Snug Harbor Estates, Venetian Way and Yacht Haven are all in Cocoa Beach. There is no Cape Canaveral equivalent.
Cocoa Beach also has far more single-family housing. Cape Canaveral is overwhelmingly condominiums, with only Harbor Heights and Cape Canaveral Beach Gardens offering meaningful detached inventory.
And Cocoa Beach has the walkable downtown: the pier, Ron Jon, the restaurants. Cape Canaveral is closer to Port Canaveral and the cruise terminals, which is a different kind of convenience.
The Top Of Each Market
Cocoa Beach goes considerably higher. The Surf at Cocoa Beach ran a $1,650,000 median at $612 per square foot, and Snug Harbor Estates ran $1,210,000. The most expensive address in Cape Canaveral is Solana Shores at an $850,000 median.
If your budget is over a million, Cocoa Beach is where the inventory is. If it is under $500,000, Cape Canaveral has far more options.
Where You Can Negotiate
Cape Canaveral gives buyers more room across the board. Canaveral Towers closed at about 84 percent of the original asking price after a 256 day median, the widest gap in either city. Cape Canaveral Beach Gardens ran 155 days at 92 percent. Harbor Heights ran eighty eight days at 89 percent.
Cocoa Beach has pockets of that too, notably Beach Winds at 82 percent and Cleggmoor at 84 percent, but the canal neighborhoods and the fast movers like Sunset Island give up very little.
Which One Fits You
Choose Cocoa Beach if you want a boat behind the house, a single-family home, the walkable downtown, or you are shopping above a million. Choose Cape Canaveral if the ocean is what you want and the price matters, or if you want time to negotiate rather than a nine day scramble.
