Yes, but not many. Cape Canaveral Beach Gardens, Harbor Heights and the detached side of Avon by the Sea are the three places to buy a house in Cape Canaveral, with medians running $500,000, $656,000 and $760,000.

Count what changed hands in Cape Canaveral over the last twelve months and the shape of this city becomes obvious. Ten properties in Harbor Heights, six in Cape Canaveral Beach Gardens, nineteen across the mixed streets of Avon by the Sea. Set that against thirteen condominium communities where a single one, The Villages of Seaport, turned fourteen units on its own.

If you want a yard, a driveway and nobody underneath you, this is the entire menu. That scarcity is not an accident of taste, and it does specific things to what these houses cost and how they trade.

Why there is so little of it

Look at what surrounds the city. Port Canaveral takes the north end, and above the port sits Cape Canaveral Space Force Station, where Space Launch Delta 45 runs launch operations and the Eastern Range. To the east is the Atlantic. To the west is the Banana River. To the south is the Cocoa Beach line. What remains is a narrow strip of barrier island, and it was fully spoken for decades ago.

The timing matters as much as the geography. The detached pockets went in first, Harbor Heights from 1960 and Cape Canaveral Beach Gardens from 1965, and the multi story residential wave came afterward and used the rest. A city that finished building out cannot add subdivisions, and it has not.

The City of Cape Canaveral runs its own building, planning and zoning departments, and its own code compliance. It is an incorporated city with its own government, entirely separate from the city of Cocoa on the mainland, and its land development rules are its own.

The three places to look

Cape Canaveral Beach Gardens

The most expensive of the three at a $760,000 median, off Central Boulevard on Canaveral Beach Boulevard and Circle Drive, built between 1965 and 2002. Six properties came to market in the last twelve months and four of the six had a private pool, which is the highest pool rate anywhere in the city. Homes run 1,280 to 2,870 square feet with three and four bedrooms, none carried an association, and the median annual tax was $3,506. They sat a median of 155 days and closed near 92 percent of asking, so the buyer with patience has leverage here.

Harbor Heights

On Harbor Drive and Coral Drive, built out between 1960 and 1988 across a first, second and third addition, at a $656,000 median and about $394 per square foot. Ten properties came to market and six were still available, which is real depth by Cape Canaveral standards. Homes run 1,159 to 2,584 square feet with two to four bedrooms and no association. Closings landed near 89 percent of the original asking price after an 88 day median, the softest ratio of the three. The tax line is the catch: a $6,536 median annual bill, nearly double what the Beach Gardens houses carry.

Avon by the Sea, the Cape Canaveral side

Avon by the Sea is one of the oldest plats on the barrier island and it straddles the city line, running along Harrison, Monroe and the other president streets plus Presidential Drive. The Cape Canaveral side is a mix of detached houses and small condominium buildings, 912 to 2,666 square feet, two to five bedrooms, built 1956 to 2015. Nineteen properties traded at a $500,000 median. Seven of nineteen had a pool, none reported an association, and the median annual tax was $3,965.

The city line is worth staring at. The same plat on the Cocoa Beach side carries a $675,000 median and turns in nine days. On the Cape Canaveral side it is $500,000 and 52 days. Same sand, same street grid, a $175,000 spread.

What the scarcity does to price

Two effects show up in that table. The first is a floor under the detached market. Harbor Heights sold nothing below $498,000 and Cape Canaveral Beach Gardens nothing below $420,000, while condominium sales in Shorewood started at $360,000. Scarce categories do not have cheap ends.

The second is a ceiling higher than the medians suggest. Avon by the Sea reached $1,750,000, above the top condominium sale anywhere in the city, and Harbor Heights reached $1,100,000. Per square foot is where the tradeoff sharpens. At about $394 in Harbor Heights and about $389 in Avon by the Sea, detached square footage in Cape Canaveral costs roughly eighty percent more than a waterfront three bedroom at Puerto Del Rio at about $216. You are not buying more space. You are buying no shared wall.

The monthly argument, which is the strongest one

None of these three carries an association. Set a Cape Canaveral Beach Gardens house against a condominium at, say, $900 a month plus a comparable tax bill, and the difference is roughly eleven thousand dollars a year before you have compared anything else.

That gap is real, and it is not free. The roof, the exterior, the slab and the insurance policy all become yours alone, with no board scheduling the work or funding it. On houses built between 1956 and 1988 on a barrier island, those are not small line items. What to check before you write on one

Roof age and the wind mitigation report first, because on this island those two drive the insurance quote more than the purchase price does. Then elevation and flood zone, which vary block by block here rather than by neighborhood, so start with the Brevard County flood zones page and get the specific parcel checked.

A long held house often carries an assessment far below what a sale will produce, which is how the Harbor Heights median tax lands at $6,536 while the Beach Gardens figure sits at $3,506.
