The 520 and 528 bridges put you in Cocoa Beach or Cape Canaveral in minutes, so a beach evening does not require planning. Port Canaveral is close enough to leave the car home on a cruise morning. Orlando is roughly an hour west on 528, which makes the airport easy without living near it.

3. The Launch and Aerospace Base

Kennedy Space Center is on the island, and the employer base around it is why many buyers are here at all. If you are relocating for a job at KSC, Cape Canaveral Space Force Station, or a contractor, your commute is measured in minutes. Everything on and off the island funnels through a handful of crossings. On launch days, during the air show, and through the busy Port Canaveral season, the 520 and 528 bridges back up. It is not Orlando traffic, but if you commute off the island you will plan around it.

3. The Housing Stock Is Older

Much of the island was built in the 1960s, 1970s, and 1980s. Those homes have sturdy bones and lower price points, and they need a careful eye on roof age, plumbing, electrical panels, and windows. 4. Insurance and Flood Are Real Numbers

I live in a 1979 three bedroom, two bath home with a pool here. I pay roughly $3,000 a year in homeowners insurance and about $800 for flood, and my home sits in Flood Zone X where flood coverage is technically optional. Newer construction can run closer to $1,800. Get quotes before you write an offer.

5. Shopping and Nightlife Are Limited

There is a Publix run and a solid handful of local restaurants, and that is roughly the ceiling. For real shopping you are crossing to Merritt Square, Viera, or Melbourne. Quiet is the point for most people here, but it is worth naming.
