North Merritt Island is where Rachel lives — and where many of her space industry clients have landed. Here's what you need to know before you pick your neighborhood.

Why North Merritt Island?

North Merritt Island sits closest to the Kennedy Space Center corridor — making it the natural choice for space industry professionals. NASA, SpaceX, Blue Origin, and dozens of contractors are all reachable quickly from North Courtenay Parkway. At the same time, the area retains an old-Florida character: farms, mature tree canopy, riverfront properties, and a quieter pace that stands in contrast to the more developed southern end of the island.

Rachel notes that virtually all of her clients who've purchased in North Merritt Island work in the space industry. The combination of short commutes, lower prices relative to South Merritt Island, and proximity to the cruise port (15–20 min) makes this area particularly appealing to aerospace relocators.

New Construction: Island Forest Preserve & Egret's Landing

Island Forest Preserve (built by Maronda Homes) is the primary new construction option in the area, with homes ranging from $550,000 to $750,000. Build times run 6–12 months from dirt. For buyers with a firm relocation date, Rachel has helped clients secure short-term rentals nearby while their home is completed.

Egret's Landing (also Maronda) is a slightly newer, more upgraded option located closer to Courtenay Parkway and the Publix. It comes standard with metal roofs and impact windows — a higher baseline — but carries roughly a $100,000 premium over Island Forest Preserve. If proximity to amenities matters more than being deep in the quiet part of North Merritt Island, Egret's Landing is worth comparing.

Resale Price Ranges in North Merritt Island

Outside of new construction, North Merritt Island has a wide range of price points. Rachel has sold homes here from under $50,000 (older wood-frame on a third of an acre) to $800,000+. The typical family relocating for a space industry job looking for a pool home should budget around $575,000–$620,000, which represents the median for move-in ready homes in this area.

The area also offers acreage lots, riverfront properties, older ranch homes, newer builds, and everything in between. It's one of the more eclectic housing markets in Brevard County — in a good way.

Neighborhoods Worth Knowing

  • Sunset Lakes / Island Lake Estates — Sister communities with tennis courts, playgrounds, and a shared dock for residents. Mature landscaping, established feel, very family-friendly.
  • Cape Crossing — Condos and townhomes near the drawbridge, with the popular Dolphins restaurant nearby. A good option for buyers who want a maintenance-light lifestyle close to the water.
  • North Tropical Trail — A road running parallel to Courtenay Parkway with a mix of home styles and ages, churches, and a more rural character.

One thing to be aware of: a drawbridge near the southern end of North Merritt Island opens for sailboats passing through the waterway. It's a minor inconvenience that becomes part of daily life for residents — most adapt quickly, but it's worth knowing.

Crisafulli Farms: A Community Touchstone

A highlight of North Merritt Island that you won't read in a brochure: Crisafulli Farms on Courtenay Parkway holds a farmers market on weekends with locally made goods, soaps, and produce. A portion of proceeds supports "Life Recaptured," a nonprofit battling human trafficking. The Crisafulli family has owned much of the land in this area for generations — their orange groves are winding down, and some of that land is now being developed for new communities.

Commute Times From North Merritt Island

  • Beach: 15–20 minutes
  • Cruise port (Cape Canaveral): 15–20 minutes
  • Target / Publix: Target is nearby on Courtenay Pkwy; Publix is about 25 minutes
  • Cape Canaveral Hospital: ~20 minutes (currently relocating to Merritt Island)
  • Orlando International Airport: ~45 minutes
  • Downtown Orlando: ~1 hour

Schools in Merritt Island

As of 2025, all schools on Merritt Island are A-rated. One standout: Edgewood School, which ranks among the top schools in the United States and is a public choice/lottery school. Competition for spots is real, but Rachel has had clients successfully get their children in — and says it's always worth applying.

Flooding: The Honest Answer

New construction in North Merritt Island is built out of the flood plains — so Island Forest Preserve and Egret's Landing buyers are well-protected. For resale homes, proximity to new construction is a reasonable benchmark, but it's always worth checking FEMA flood maps. Merritt Island generally handles tropical storms and Category 1 hurricanes without significant flooding into homes, but Rachel recommends flood insurance regardless — it runs under $1,000/year if you're not in a designated flood zone and provides genuine peace of mind.

Is North Merritt Island Right for You?

If you want short commutes to the space industry, a quieter Florida lifestyle with real character, good schools, and access to beaches and Orlando without city congestion — North Merritt Island checks a lot of boxes. It feels rural without being remote.
