If you're thinking about buying a home in Merritt Island, Florida, the best thing you can do before you start touring houses is understand what the market is actually doing. Not what you heard, not what a national headline said — the real, local numbers.
We pulled MLS data on every single-family home that closed in Merritt Island between March 1 and April 14, 2026 — 83 sales in total. Here's what you need to know before you make an offer.
What Homes Are Actually Selling For
The typical single-family home that sold in Merritt Island during this period looked like this:
- Median sold price: $520,000
- Median size: 3 bedrooms / 2 bathrooms / 2,000 sq ft
- Median price per sq ft: $253 (average: $268)
- Price range: $180,000 to $2,000,000
That $253–$268 per square foot range is your baseline for evaluating whether a home is priced fairly. A waterfront home, a recently renovated property, or one on a premium lot should sit above that figure. A home that needs work, is in a less desirable location, or has an older roof and systems might be fairly priced below it.
Knowing this number before you walk into a showing will make you a sharper, more confident buyer.
Are Buyers Getting Discounts? What Offers Are Actually Winning
This is the question every buyer wants answered — and the data is pretty clear.
The median sold-to-list price ratio was 97.82%. That means the typical buyer paid about 98 cents on the dollar of the asking price at the time of offer. This is not a market where lowball offers are winning. Buyers who went in well below asking largely got rejected or ignored.
However — and this matters — sellers dropped an average of $36,454 (6%) from their original list price before going under contract. The median reduction was $20,050 (5%). That means buyers who waited for overpriced homes to come down to reality found opportunities, but buyers who moved quickly on correctly-priced homes had to compete near full price.
The strategy: target homes that are priced right from the start, and be ready to move. Don't chase homes that are overpriced hoping they'll drop — you may be waiting a long time, and other buyers will jump when they do.
How Fast Is the Market Moving?
The median days on market was 35 days — but that number hides a more important story. Nearly 45% of homes sold within the first 30 days. If you find a well-priced home that checks your boxes, you likely have a matter of days — not weeks — before it's gone.
Here's the breakdown by how long homes sat before selling:

Notice that dip at 61–90 days — 92.85% sold-to-list ratio. That's where buyers found the most negotiating room. Homes that sat for 2–3 months often had pricing issues or condition concerns, and sellers who hadn't moved were more willing to negotiate. If you're on a flexible timeline and comfortable with some uncertainty, targeting homes in that range can work in your favor.
What This Means for You as a Buyer
1. Get Pre-Approved Before You Do Anything Else
With nearly half of homes going under contract within 30 days, there is no time to "get pre-approved once you find something you like." By the time your lender finishes the paperwork, the home is gone. Have your pre-approval letter ready before your first showing.
2. Know Your Price Per Square Foot Baseline
At $253–$268 per square foot, you have a real benchmark to evaluate any listing. Pull up the price, divide by square footage, and immediately know if it's in line with the market or not. This one number will save you from overpaying.
3. Don't Expect to Steal Homes — But Don't Overpay Either
The 97% sold-to-list ratio tells you that reasonable, competitive offers are what's working. A 10% below-ask offer on a well-priced home will likely be ignored. But a well-crafted offer at 96–98% of asking, with clean terms and a solid pre-approval, has a strong chance of winning.
4. Watch for Price Reductions
Sellers on average took a 5–6% reduction from their original list price before closing. Set up alerts for price reductions in your target neighborhoods — those are often signals that a seller is finally ready to negotiate, and the home may now be priced where the market wants it.
5. Don't Skip the Inspection
Merritt Island has everything from newer construction to 1970s homes, waterfront properties with seawalls, and homes that have weathered decades of Florida's salt air and humidity. No matter how perfect a home looks, get a thorough inspection — including a wind mitigation report and a 4-point inspection for insurance purposes.
