Merritt Island is known as the Boater's Capital of Brevard County — and for good reason. Surrounded by the Banana River and Indian River, with easy access to the Cape Canaveral Locks and miles of canal-front homes, it's a genuine boater's haven. But waterfront living here comes with nuances that most buyers don't know going in. Here's the honest breakdown from someone who lives here and has sold dozens of waterfront properties.
What Makes Merritt Island Special for Boaters
Merritt Island isn't on the ocean — a common misconception when people look at the map. The rivers surrounding it are the Banana River and Indian River (Intracoastal). To reach the ocean, you cross either SR-528 or SR-520 into Cape Canaveral, or go through the Cape Canaveral Locks. This actually works in your favor as a boater: you're on protected water most of the time, with ocean access when you want it. The island is county jurisdiction — no city taxes, which Rachel cites as one of the reasons she lives here.

Top Waterfront Neighborhoods
South Tropical Trail — $1.2M to $4M
The most premium waterfront on Merritt Island. Direct water, deep water, no fixed bridges. Ranges from fixer-uppers and land at the lower end to multi-million dollar estate homes. If you have a large vessel and want unrestricted water access, this is your area.
Newfound Harbor Drive — $900K to $2.5M
One of Rachel's personal favorites. Rachel recently sold a home here for $1.25M — direct waterfront, gorgeous property. The west side of the canals here is slightly more shallow; the east side has better depth and is more desirable. Homes range from original 1960s ranches to newer construction. A new luxury community is being developed near a marina with slips, starting around $1.2M.
Sykes Creek Corridor (Canal Front) — $470K to $1.3M
A large area spanning central Merritt Island with heavy canal-front inventory. Canal condos start around $350K. Some canals here have fixed bridges; some are protected. The north side is closer to the barge canal. Canal depths and fixed bridge clearances vary significantly within this corridor — this is where working with a knowledgeable agent is critical.
North Banana Drive — Premium Canal
East-side canals with no fixed bridges and a direct shot to the Cape Canaveral Locks. These command a premium over similar Sykes Creek canal homes precisely because of that unrestricted access. If offshore fishing is your primary use, this is where you want to be.
8 Things Every Waterfront Buyer Needs to Know
1. Fixed Bridges
Some canals on Merritt Island have fixed bridges with clearances as low as 6–7 feet. Others range from 15 to 65+ feet. If you have a T-top, a center console above a certain height, or a sailboat, you need to know your canal's bridge clearances before you fall in love with a home. Rachel has seen buyers in the 2021 frenzy get burned by this — purchasing without checking and finding out their boat couldn't even leave the canal.
2. The Cape Canaveral Locks
Getting to the ocean from most Merritt Island canals requires going through the Cape Canaveral Locks. Max vessel size: 85 × 585 feet. Operating hours: 6:00 AM – 9:30 PM. Typical cycle: 15–20 minutes. Expect about a half-hour wait depending on traffic. Most boaters here say it's worth it — especially retirees who aren't in a rush. Some buyers won't put up with it.
3. Canal Depths
Most Merritt Island canals run 4–6 feet deep. Know your boat's draft. Some areas in Newfound Harbor run shallower on the west side. The east-side canals generally offer better depth and faster ocean access.
4. No-Wake / Manatee Zones
Significant portions of Merritt Island's waterways are manatee protection zones with strict no-wake speed limits. Violations carry fines. Depending on your canal location, you might spend 40+ minutes at idle speed before reaching open water. For some, that's relaxing. For others, it's a sticking point.
5. Seawall Condition and Replacement Cost
Most waterfront homes here were built in the 1960s and their seawalls are aging. A new seawall starts at approximately $40,000. If you find a home with a recently replaced seawall, that's a real selling point. If not, factor potential future cost into your offer.
6. Older Infrastructure
Many 1960s homes may still have original piping or aluminum wiring. These aren't necessarily salebreakers — Rachel has helped plenty of clients navigate them — but they affect insurance and require attention during inspections.
7. Insurance
Waterfront properties carry insurance premiums above Merritt Island's already-elevated inland rates. Whether you're in a flood zone depends on specific property location. Rachel always recommends flood insurance regardless of zone designation, and she gets preliminary estimates before clients go under contract so there are no surprises.
8. The Lifestyle Is Real
Sandbar hangouts near SR-528 every weekend. Bird Island (annual cleanup bash). Dock-and-dine options at Dolphins (near the barge canal), Marker 24 (Newfound Harbor), and Island Waterfront Grill in Cocoa Beach (with live music). Bioluminescence tours in summer. Rocket launches visible from the water. The Merritt Island Christmas Boat Parade. It's not just a tagline — Merritt Island's boating community is genuinely active and welcoming.
