Laurel Run next door is close behind, with five of seven recent listings carrying a pool, several with a spa and a fully screened enclosure with guest bath access. Every home is single story with nine foot ceilings and steel stud construction.

Median sold price was $490,000 with dues of $625 to $640 a year.

Sherwood Estates: 9 Of 15

Sherwood Estates has the most pool inventory in absolute terms, nine of fifteen recent listings, and it is the most negotiable large neighborhood in the city at about 92 percent of the original asking price. No association on almost every property.

Median sold price was $428,950. The tradeoff is age, with a median build year of 1974.

What To Inspect Before You Buy One

A pool is only an asset if it has been maintained, and in Florida the components have predictable lifespans.

The screen enclosure is usually the biggest number. Rescreening a large cage runs into the thousands and a full aluminum frame replacement runs much higher. Check the frame for corrosion at the footings, not just the screen.

The surface matters next. Marcite and pebble finishes need resurfacing on a cycle, and a surface at the end of its life is a five figure conversation. Ask when it was last done.

Then the equipment: pump, filter, heater and any salt cell. Variable speed pumps are worth real money in monthly electric cost. A heater on a pool you plan to use in January is not optional in Titusville.
