What is the difference between north, central and south Merritt Island?

North Merritt Island sits above the Canaveral Barge Canal nearest Kennedy Space Center. Central holds the State Road 520 retail corridor and the canal neighborhoods. South runs down Tropical Trail toward the Pineda and Interstate 95.

Merritt Island runs roughly thirty five miles north to south, and almost everyone who relocates here tours it in the wrong order. They fly into Orlando, drive east on State Road 528, hit the first shopping center they see, and form an opinion of the whole island from a two mile stretch of Courtenay Parkway.

The island is really three markets. They differ in age of housing, lot size, whether you are on sewer or septic, how long your commute is, and by roughly $200,000 in typical value. Sort out which third fits you and the house search gets much shorter.

North Merritt Island: Above the Barge Canal

North Merritt Island is where the new construction is. Thirteen of the sixteen subdivisions up here have an association, the typical home was built around 2008, and several streets were still being finished in 2025 and 2026. Lots average a little under four tenths of an acre, larger than central and comparable to south, but the houses are newer and the layouts are open.

The commute argument is simple. North Courtenay Parkway, State Road 3, runs straight up to the Kennedy Space Center gates. If you are on a badge and driving to KSC, the Cape or a contractor site along the Space Coast aerospace corridor, no other part of the island comes close. NASA's Kennedy Space Center sits at the north end of this same landmass, which is why every launch conversation on the island starts up here.

The tradeoff up north

You are farther from everything except the space center. Groceries, restaurants and the medical offices are a drive south. Septic is more common here than in central, and on larger parcels you may also be on a well, so budget for pumping and a water test. The upside is a newer roof, newer wiring and an insurance quote that reflects both.

Central Merritt Island: Between State Road 520 and State Road 528

Central is the errand engine of the island and the oldest housing stock on it. Typical build year is 1967, typical lot is under two tenths of an acre, and typical value is about $455,000, the lowest of the three zones. This is where the retail corridor lives, the Merritt Square area, the strip along Merritt Island Causeway, and the fastest run to Cocoa Beach over State Road 520 or to the beaches over State Road 528.

It is also the canal zone. The 1960s builders cut navigable finger canals off Sykes Creek and the Banana River through most of this area, which is why a modest concrete block ranch here can carry a dock and a seawall. More than half of central neighborhoods have significant water frontage.

The tradeoff in the middle

You get public sewer almost everywhere, short drives and the best price per waterfront foot on the island. You also get 1960s construction, which means original slab plumbing, aluminum window frames and roofs that have been replaced once or twice. Get a four point inspection early, because that document drives your insurance premium here more than anything else.

South Merritt Island: Tropical Trail to the Pineda

South Merritt Island is the largest of the three by neighborhood count and the widest in price, from about $350,000 to about $2,675,000. The spine is South Tropical Trail and South Courtenay Parkway running side by side down a narrowing island toward the Pineda Causeway, State Road 404, and Mathers Bridge at the very tip.

Lots get bigger and the houses get more individual. Typical parcel is about a third of an acre but plenty of south addresses sit on one to seven acres, and typical build year is 1989 with custom homes from the 1950s scattered along the river. Septic dominates down here, more than anywhere else on the island.

The commute is the real selling point. From south Merritt Island the Pineda Causeway puts you on Interstate 95 and into Suntree and Viera faster than from anywhere else on the island, which matters if you work in Melbourne or need I-95 regularly.

  • Banana River Drive South, half of it waterfront on Newfound Harbor, around $820,000.
  • The Plantation on Southern Oaks Drive and Heritage Circle, built 2000 to 2004, around $838,000.
  • Georgiana Settlement along Crooked Mile Road, acreage up to 2.78, around $817,500.
  • Island Beach on Pine Boulevard and Banana Boulevard, the most affordable entry in the south at around $369,900.

The tradeoff down south

Space and privacy cost you convenience. There is very little retail below the causeway, so a gallon of milk is a trip. Septic is standard, so you are pumping every few years and you want the drainfield location on your survey. The state onsite sewage program explains permitting and inspection, and it is worth ten minutes if you have never owned a septic system.
