Egret's Reserve In Merritt Island, Florida

Egret's Reserve is the last piece of the Maronda footprint in North Merritt Island, a single loop of Cornwall Drive reached through the Egrets Landing streets off East Hall Road. Every home on it was finished in 2025 or 2026. Maronda ran its sales office at 4405 Hebron Drive and had released the last homesites by the end of 2025, so what trades here from now on is resale of houses that are effectively brand new.

The lots are the headline. Where the older Maronda streets sit on roughly a quarter acre, Cornwall Drive runs 0.34 to 0.41 acre, with a typical parcel around 0.38. That extra frontage is what allowed side-entry three-car garages, wider driveways and real separation between houses. Several homesites carried a lot premium of tens of thousands of dollars, which is worth knowing when you compare two similar plans at different prices.

Construction here is a step up from the 2017 era next door. Nine of the twelve homes carry a metal roof rather than shingle, five came with impact glass instead of shutters, and all of them are block and stucco with raised first-floor ceilings. The Livorno single story and the two-story Sienna are the plans you will see most, both with gourmet kitchen packages, tray ceilings, brick paver drives and stone accents on the front.

Four homes back to a pond and two front a lake, which in a subdivision this small means a third of the street has open water behind it. There is no navigable water, no canal and no dock. What you get instead is an unobstructed rear view and no neighbor across the fence. Nobody has built a pool yet, so if you want one, budget for a screened cage on a lot that was graded for it.

Because these houses are new, the numbers read differently. Homes settled at about 99 percent of their original asking price, which is what builder pricing does, and around 240 dollars a square foot. The tax figures attached to these parcels are still near 900 dollars because they reflect the land before the house was assessed. Your real bill will be several times that once the improvement lands on the roll. Plan for it.

Oversized Homesites

Cornwall Drive lots run a third of an acre and up, noticeably wider than the earlier Maronda streets on this side of Hall Road. That is what makes room for side-load garages, longer driveways and a back yard that can still take a pool and a cage.

Metal Roofs As Standard

Most of these houses wear standing seam metal rather than architectural shingle. On the coast that translates into a longer service life and a different conversation with your wind insurance carrier. Keep the roof documentation with your closing papers.

Livorno And Sienna

Two Maronda plans dominate: the Livorno, a single story with a grand foyer, ten foot plus ceilings and a gourmet kitchen, and the Sienna, a two story with formal dining and a den behind French doors. Both were sold with substantial option packages.

Pond And Lake Lots

Six of the twelve homesites have water behind them. It is stormwater, not boating water, but the effect on daily life is real: open sky, no rear fence line, and herons working the bank in the morning.

A Builder-Run Association

The association is still administered through Maronda rather than by an independent board, and annual dues sit near 856 dollars. Expect transition to owner control at some point, and read the declaration so you know what the budget covers now and what it will cover later.

The Tax Reset Ahead

The assessments recorded against these parcels reflect vacant land, not finished houses. Anyone buying here needs to model the corrected bill, not the current one, or the monthly payment will surprise them in year two.

Cornwall Drive is tucked behind the Hebron Drive grid on the east side of North Courtenay Parkway, north of Hall Road and well north of the Canaveral Barge Canal. This is agricultural and preserve country by island standards. Pine Island Conservation Area, the Brevard County preserve on Pine Island Road with the restored Sams House at its center, is a few minutes west, and the land between here and the Indian River stays largely undeveloped.

Kennedy Space Center is roughly six miles north up State Road 3, which matters if you work on the space side of the county. Southbound, the State Road 528 interchange at Exit 49 is about ten minutes away and puts Port Canaveral to your east and Orlando to your west. Cocoa Beach is a twenty-five minute drive. Groceries and everyday errands mean heading south toward the Merritt Island commercial strip.
